Some property investors try to bring their finance function in house Here’s how to do it - Advertise that you are looking for a bookkeeper experienced in property - Get a few promising prospects onboarded - They leave within a few months - Keep actively recruiting - Find an employee that can wing it - One month in realise that they are too overwhelmed and need support - Recruit for an accounts manager, payroll manager and ad hoc jobs - Specify that it’s ideal if they are also an experienced property accountant who can work on the year ends as well as liaise with lenders, legal team and chase tenants. - Keep advertising and actively recruiting - Up your remuneration package to try and attract the elusive person - Involve your accountant (who obviously only does once a year compliance) - Accountant tries recruiting on your behalf. I’ve seen this 5 times in the past year. Granted these were large investors, But it’s obviously not working Here’s what you could try instead. -Engage a competent accountant -With experience in the property sector -Who runs a full virtual finance office function -Have the option to tailor the package to the nitty gritty of services you want -Have minimal staff in house to do the essential ‘housekeeping’ eg. Personal assistant and admin jobs -Have a senior manager in house to work on deals that propel the business forward and look to the future How do you make it work for you? PA Workers Comp - Unique Rules #1 When the phraseology of a classification reads "all employees including office" such as by (957), then an accountant, bookkeeper, coordinator or any other office job would not be classified as (953). They would all be included in the governing classification even if they work from a different location. Now PA has a unique staffing class code system, where you add a 2 prior to the three digit classification, in most instances, when those working at the company are from a staffing agency. And this is where PA is unique. Temporary clerical staff is assigned to (2953), and this is regardless of the client's applicable direct employment classification. So if a staffing agency is providing a payroll person or other office position for a Doctor's office, the correct code for that temporary employee is not (2957), correct code is (2953). In most other states, where Doctor's offices are classified as (8832) & Clerical, a staffing employee doing clerical work for them would remain classified as (8832).

Labor regulations can be gray when it comes to employee travel time, but clarity is key! According to federal law, home-to-work travel is typically not considered working time. However, there are exceptions, such as when employees are on 24-hour call or sent to a remote job site after returning home from a regular shift.
