The City of Calgary is trying to address the “county advantage” that lures industrial businesses outside of city limits due to the cheaper land, lower taxes and other economic incentives available there, reported the Calgary Herald. "Calgary’s infrastructure and planning committee unanimously approved a series of targeted amendments to five of the city’s six industrial Area Structure Plans (ASPs) on Wednesday, in a bid to incentivize more industrial development within city limits." "A staff report states the amendments are related to transportation or land-use-related policies, aiming to remove barriers and enable development aligned with current industrial growth trends." "The amendments focus on “increased flexibility for development size (and) increased flexibility for the location of medium industrial uses,” according to the report. 10 authorities with the lowest housing land supply all have below 2-years worth of supply. 9 are in the South East 6 are have significant Green Belt constraints 0 have up an up-to-date Plan in place Across the next 5-years that equates to an under-delivery of circa. 30,000 homes against housing need in those 10 areas alone. The system needs a fundamental shake-up to help resolve this, including a strategic review of Green Belt and more joined-up cross boundary planning. https://lnkd.in/ep3Rp_wT

What are the statutory fees & infrastructural levy?: - Deed of Assignment Fee: For a transfer of the right, interest, title and ownership over an estate or land property from the previous owner to a new buyer, and recorded at the Land registry for public verification, and notification. - Survey Plan Fee: This is used for obtaining approval at the Surveyor-General's office and mapping out the territorial boundary and unique details of a portion of land paid for. This fee is remitted to the Government and it is fixed for different locations. - Development Levy: This fee is meant for provision and development of infrastructures within the estate in order to make it livable for its subscribers. Kirklees Local Plan and Call for Sites Kirklees Council committed to commence a full update of their Local Plan in October 2023. The first stage of formal consultation is likely to be the Council’s Early Engagement Consultation in August 2024. However, their Call for Sites is still open for submissions, so please get in touch with your P+S contact should you have any land interests in the Kirklees District and need initial advice and/or assistance with the promotion of sites. The Council’s latest published five-year housing land supply position is 3.96 years, which means the presumption of sustainable development (the tilted balance) is triggered and applies in most circumstances unless specifically restricted. #planning #kirklees #localplan #fiveyearsupply

Following Deputy Victoria Oliver's announcement that the review of Guernsey's Island Development Plan will not be completed until late-2025 at the earliest, correspondence between the Development & Planning Authority and independent Planning Inspector has been published online. Reference is made to the potential need for significant changes to the draft proposals, and that this may necessitate a further Initial Representations public consultation early in 2025. As reported by the Bailiwick Express, "Deputy Oliver has said the current members of the DPA will be meeting with key stakeholders and carrying out further analysis over the coming months before providing the independent planning inspector with its responses to the initial representations in January. That will include confirming any proposed changes to the plans." In my view it could also prove necessary to re-open the Call for Sites, particularly given that the DPA's decision to unilaterally approach a small number of land owners in allocating specific affordable housing sites (half of which are owned by the States of Guernsey) was not in accordance with it's own published process and site selection criteria, and has arguably disadvantaged other land owners who were not afforded the same opportunity to promote their sites solely for affordable housing. #planning #development #IDPreview #housingcrisis #Guernsey
