The Big Reveal..... Earlier in the year our MD, James Calland visited one of the Major Works schemes where Approved Consultant Services are providing inspection, compliance and auditing services on behalf of A-rated LDi insurer Build-Zone . The large-scale scheme located on the South Coast (Poole, Dorset) is the first of several future London Land Group Holding projects that is progressing through its build stages. The scheme itself provides 291 residential apartments that are being marketed by Savills. The scheme goes on to also provide 4 commercial units at ground floor podium level, under podium private parking facilities, amenity spaces and outdoor leisure facilities. All whilst overlooking the panoramic views across the ongoing regeneration of the historic Poole Harbour, Poole Quay and the world HQ of Sunseeker International Ltd. James further remarked; “A project’s scale is always quickly defined and highlighted with accolades; however, a project’s technical complexity is sometimes hard to portray. ‘West Quay Marina, Poole’ – a scheme of scale but with a complexity that underpins the abilities of the Build-zone underwriters and technical expertise of Approved Consultant Services (ACS) to appraise the development risk successfully, sanitise it and utilise it to achieve a successful project delivery for all stakeholders. The Poole-based development was viewed with heightened technical attention due to its coastal location and proximity to the second largest natural harbor in the world, Poole Harbour. Foundation designs were scrutinised to ensure that the bedrock of the structures would allow for seasonal fluctuations, water defense and tidal changes. The precast concrete innovations and design of the superstructure progressed with industry leaders such as Creagh Concrete, providing a solution that was not just aesthetically pleasing but a structure that was able to be constructed using Just In Time (JIT) procurement, allowing this restricted coastal site to be fully utilised without being overburdened with construction materials, wastage and materials that would suffer from marine and enhanced environmental factors. Throughout construction, ACS has and will continue to test, inspect, and certify the construction, quality of workmanship, and material installation to ensure that this project remains defect-free over the period of structural defect cover and beyond. With a completion date in the summer of 2025, this scheme will provide a fresh approach to coastal regeneration with a design that benefits from materials suitable to their end-use environment.” We are TIC Test, Inspect, Certify

PIP time. #TuesdayCRE #CommercialRealEstate #CommercialDebt #CommercialInsurance In order to keep a hotel aligned with current brand standards, hotel franchisors will periodically issue hotel owners a Property Improvement Plan outlining required renovations and upgrades. PIPs are mandatory. If the hotel owner does not complete the PIP, the franchisor has the right to remove them from the brand entirely. PIPs differ for every brand and hotel. Newer hotels might simply require small cosmetic adjustments, but older ones may need complete overhauls to their mechanical and electrical systems.
