A lot of ink has been spilled over the supposed “death of downtowns”, at least when it comes to office space. While I don’t think that is necessarily the case, when it comes to multifamily, that is absolutely not the case. 🏙️ In #SanAntonio, the data consistently paints the same trend quarter after quarter: apartments are growing in number downtown, and tenants are leasing those units. The River Walk, Pearl, Southtown, the Broadway Corridor, and proximity destinations in midtown such as the St. Mary’s Strip are irreplaceable amenities in the eyes of many renters. These tenants are voting with their leases, often making the move from established suburbs such as the northwest side to downtown or midtown. 🏘️ It’s not just downtown, midtown, or Southtown that renters have been flocking to, however. The suburbs are also doing well, specifically those secondary cities with newer inventory such as #Seguin (Guadalupe County), #NewBraunfels (Comal County), and #Boerne (Kendall County). These suburbs tend to be further removed from central San Antonio. ❓So what about the established suburbs, such as the north side? Well, unfortunately this is where we have seen some of our weakness in terms of absorption over the past year, and submarkets such as northwest, northeast, and north central San Antonio have experienced sticky demand, failing to rise as quickly as the far west side, New Braunfels, or downtown, for example. Many of these areas have an aging inventory of apartments that are proving to be less attractive in the minds of many tenants. 📈 Overall it’s been a positive story for tenant demand over the past year in South Central Texas. While rents have declined by a sizable margin over the course of 2023 thus far, it’s a great market for a renter: plenty of luxury apartments coming online, all of which are competing for your business. Given the fundamentals of a place like South Central Texas, however, with its strong population growth, rent growth will likely resume a positive trajectory once this current wave of supply passes, expanding alongside the San Antonio multifamily market over the longer term.
