Bellevue CBD's appeal lies in its high-end Class A office spaces with stunning views, attracting a range of tenants, including renewals, expansions, relocations, and new out-of-state entrants. The last quarter of 2023 was pivotal, with 1.4 million square feet of new construction fully leased by Amazon and Meta, offsetting potential negative absorption due to Microsoft's exit. While some significant vacancies occurred, major ones are not expected soon. In contrast, the Eastside market faces challenges, with 25 percent of space available or vacant and a concerning 44.4 percent availability along the I-90 Corridor. Class A property owners have fared better, but recovery depends on sustained demand, a shift to hybrid work models, and broader appeal across submarkets. Around 20 tenants are negotiating for substantial spaces in Bellevue, indicating a brisk market. Northline developers unveiled their new partner, Endeavor Real Estate Group. 🛍Endeavor will oversee the development of 17 acres of commercial retail space along the frontage of 183A Toll within the Northline project. Known for iconic retail centers like The Domain and Southpark Meadows in Austin. 🍽 Charlie Northington, representing Endeavor, revealed plans for a grocery store-anchored shopping center with a mix of restaurants and retail outlets within the 17-acre project. 🏢 Additionally, Endeavor will spearhead the construction of a multifamily portion within the Northline development, as confirmed by Northline founder and developer Alex Tynberg. 🏘 Envisioned as Leander's new downtown district, Northline will offer a vibrant mix of retail, office, healthcare, public space, and residential options. With some portions already housing residents, the project promises to be a bustling, walkable hub. 🚧 Construction on the mixed-use center began in 2020, with vertical construction commencing in 2022.
