Evaluating renters for homes and apartments is hard. Really hard. It has been my experience that traditional mechanisms like credit scores and criminal records have minimal or no ability to predict whether or not someone will be a "good" resident. I've had sleepless nights because of nightmare residents who sailed through the application process because they looked like model renters in every way; and I've had renters with shockingly bad credit pay their rent early every month for a decade and respect their unit as if they were owners. No easy and foolproof button will consistently pick good residents. Newer approaches to screening show promise, but we need to stay on top of these, and as users of these systems, we all need to be aware of whether they're working - or not. It's not enough to just have the system in place. You need to measure whether or not it's performing its role effectively and not just providing the illusion of screening. Careful and transparent evaluation of systems and disclosure of performance by the companies building them is invaluable and a fantastic starting point. In addition, I'd love to see a comparative evaluation of performance across the vendors in this category, judged by rental outcomes - the likelihood of eviction, the likelihood of significant unit damage, etc. The screening platforms that are actually dropping value to the bottom line for the landlord will shine and grow as a result. Critically, we always need to remember that everyone needs a place to live. It's not the responsibility of every landlord to rent to every tenant, but we do have to make sure that no one is frozen out of the housing market and that there are paths to housing available for those who struggle with the application process. Most of the systems today are geared towards a yes/no response, and value is often perceived as being delivered through the rejections. Perhaps a measure of risk and a decision path through various risk-mitigating lease structures might be more appropriate. That said, it is easy to muse and hard to figure out how that actually comes to life in a practical, usable way. Very kind of React News to quote me in this article. The need to expand the supply and availability of private rental housing in the U.K. is unarguable - however the financial impetus behind such a long-term growth in stock has to come from somewhere! Clearly (as the Institute For Fiscal Studies reminded us this week) stimulus and funding can’t come from Government in the short or medium term. Buy-to-let investment from private individuals is currently, rightly or wrongly, neither being welcomed by policy-makers nor is it particularly viable. So private, institutional funding of new rental housing is the only option on the table. And when done well (which it usually is) such accommodation results in the best product and best outcomes for tenants. Britain needs more #singlefamily & #multifamily housing - the more supply we get, the more affordable it will become. Far from being controversial, institutions & private equity need to be welcomed, encouraged & enabled to do more.
