About how to get into Property Management! I often get asked by people how to get into the field of Property Management... And this is my advice (based on personal experiences as well as my observations): -Leverage on your past experiences: You might have come from Sales, or being an Agent or perhaps an Admin. job. All these skills can be applied to Property Management in one way or another. -Start small You might not be able to become let's say a manager right from the start but you can get into the field through multiple avenues: leasing, leasing admin, renewals...etc. These are all important skills to acquire before you become a Property Manager. And finally, -Do your research: Research small companies, find out how they operate, as well as big ones. There are different kinds of positions available in different companies. Do you agree? #Multifamily leasing is far too often done by the wrong people. On most sites, you've got entry-level "assistant property managers" who really just want to be full managers someday. They may have a great personality and other nice traits. BUT They don't truly want to be a salesperson, accountable for closing leases. AND They are not given the time for training and practicing the craft, or an effective process to follow. I've heard it said time and time again - find a property manager with a "good personality" and make them responsible for leasing. A "GOOD PERSONALITY" does NOT make a good leasing agent. Leasing a SALES job. 1️⃣ First - The role calls for a person who truly wants to be in sales. 2️⃣ Second - Sales is a skill that can be taught and learned. It's all about the habits and systems, not their personality. Sure some personality types may be naturally oriented to sales, but they still have to be enthusiastic about it and want to learn the craft. From my experience coaching, mentoring, and leading 100's of leasing professionals over the last 20 years, I assure you the range of personalities of successful apartment leasing professionals couldn't be wider. What's key is that the leasing pro wants to be in "sales". They need to be enthusiastic about sales. Learning sales. Practicing sales. Getting better at sales - NOT doing "part-time" leasing while working on property operations as an assistant property manager. Leasing shouldn't be an entry-level job for a wannabe property manager - even if they have a "great personality". Well let’s start with a story In the beginning of the year, we were working on a property in TX So, we quickly looked for a property manager in the market We were recommended several and we interviewed three of them However, one of my partners had a relationship with one of them already as they manage a property for him I did not hear too many good stories about them but my partner swore he never had a problem with them. So, we decided to tag along as they’re already work together These people never showed to meeting on time They will say one thing and do another When my team and I reviewed the expenses with them they told us one thing When my partner was present they quickly took back what they previously told us to add in our underwriting When I said it was messy and frustrating Fortunately, we had someone in the area who could fact check them and we brought them in early and realized they were not a great fit for us Property management companies must have ✅ INTEGRITY ✅ TRANSPARENCY ✅ Know the MARKET ✅ Great RELATIONSHIPS in the location ✅ EXPERIENCE with the property CLASS ✅ CARE for the tenants ✅ Be a COMMUNITY builder ✅ Outstanding REPUTATION What do you look in a property management company?
