Contact Matt Pourcho or me to learn more about our Del Mar listing - The Bungalows. This type of asset significantly outperforms other suburban office properties. The location is incredible. Investment Highlights: * The property went through a complete $6M remodel right before Covid and actually leased up rather quickly to 100% during Covid. Post remodel vacancy of less than 1%. * 95% leased with a Mark to Market Cap Rate of 6.63% (rents 10% below market). * Adjacent to Del Mar Racetrack, Del Mar Plaza and numerous restaurants. * Potential to build 42 residential units given Del Mar’s mandate to create additional housing. https://lnkd.in/g9XVtaAP

Sign off for major Bristol development - and it includes 234-room Dalata hotel A major development in central Bristol featuring apartments, a hotel with restaurant and an aparthotel has been signed off. Previously developed land known as ‘Plot 3’ Temple Quay within the Temple Quarter area has been earmarked for the scheme. It lies adjacent to the Floating Harbour and the Mead Reach ‘Cheese Grater’ bridge. Lined up is the construction of three new buildings comprising a 234-room hotel operated by Dalata Maldron, a 168-room extended stay aparthotel operated by Room2, and 108 build to rent apartments operated by fund abrdn. There would also be the creation of an area of publicly accessible open space, and access to the harbourside walkway. The proposed hotel would be located within Block A which would be eight storeys in height. It would include around 7,459 sq ft of commercial floorspace at ground floor level and a restaurant on the first storey. Block B would be seven storeys in height and would be occupied by the aparthotel. Also included would be Block C, which is envisaged to be positioned adjacent to the waterfront, between the other blocks. This building would be a maximum of ten storeys high, and would accommodate build to rent flats, including 20 per cent affordable units. It is proposed to provide a mix of 88 single bed units, 16 two-bed and five three-bedded units. A residents gym as well as cycle storage on the site would also be included. A joint venture, IKB Developments Ltd and managed by Marick Real Estate, is developing the project. Funding is secured with Abrdn and long leases have been agreed to operate the hotels and build-to-rent blocks. Sheppard Robson is the architect. Bristol City Council has granted full planning permission, subject to conditions, under delegated powers.
