Over the recent years I have been regularly asked to define #innovation in the context of #realestate. There are three layers of innovation in our industry: - corporate (often referred as digital) transformation, - regeneration of spaces, or placemaking, - industry-wide reorganisation. The latter is most disruptive leading to a tectonic shift in the industry. The inflation shock of 2022-3 driving up interest rates was the final nail in the coffin for the old real estate business model already challenged enough by COVID’s impact on choosy occupiers, shorter leases, sustainability regulations and increasing operational complexity. Today, we are announcing OPREIM - a business that is betting on a new and increasingly powerful group of the real estate ecosystem - the real estate operator entrepreneurs. In this model, we recognise that real estate has become a B2C industry, where #occupiers are represented by #operators. Operators control demand for space and by doing so they control the asset base. This represents the biggest challenge the real estate investment managers faced for decades. On this very topic we are launching today a report co-authored by Andrew Baum and me: The Future of Real Estate Investment Management.
