Top Skills Hiring Managers Look for in PM Professionals in Multifamily Construction There are a number of skills needed to make your way through the intricacies of multifamily construction projects. What follows is a list of 5 skills that separate project success in the eyes of hiring managers. 1. Preconstruction Planning: One has to master the preconstruction phase. This involves doing feasibility studies, identifying the best sites, understanding zoning requirements, and acquiring entitlements. Thorough knowledge of these aspects establishes a strong base for projects to run smoothly. 2. Cost Estimation and Budget Control: At no point in time can the importance of accurate cost estimating and tight budget control be overemphasized. This is brought about through value engineering, which optimizes project value without the sacrifice of quality, and ensures that budgets remain as accurate from inception to completion. A good project manager has the ability to forecast costs accurately and keep control of budgets so as to preclude potential budget overruns and prevent losses. 3. Construction Scheduling: Scheduling tools like Primavera P6 or MS Project are the needed skill sets. These tools help develop and maintain detailed Critical Path Method (CPM) schedules required to complete projects timely. Proper scheduling ensures that all activities related to the project are coordinated, and it further administers the distribution of resources and timing of milestones. 4. Sub-Contractor Coordination: There is nothing more important than dealing well with the relationships in sub-contracting, namely, contract drafting and negotiation work in addition to all necessary change orders to effectuate project specifications and schedules. Proper coordination can hold the work of all subcontractors in line with the goals of the project, preventing delays and maintaining quality at the expected levels. 5. Quality Assurance and Control: There should be strict QA and QC measures put in place. This will involve site visits at intervals, managing punch lists, and ensuring all works are done with the highest achievable qualities and standards. Sound QA and QC practices eliminate defects, obtain compliance, and ensure premium project results. These are the most crucial skills required by a project manager to be able to perform well in the multifamily construction sub-sector. They make sure that the projects are planned right, financially adequate, timely coordinated, and of the highest quality. Not everyone understands the full scope of an Owner’s Rep in the development/construction life cycle. Below are 3 scenarios in which an Owner’s Rep may be used. 1. A real estate developer might hire an Owner’s Rep as a 3rd party construction manager to oversee the design and construction process. This comes into play if the developer does not have an in-house construction management team or if their current team is spread too thin. 2. A business owner (law firms, senior living facilities, medical centers, restaurants, etc) might use an Owner’s Rep to renovate their existing space or to build a new space. 3. A capital or investment group might use an Owner’s Rep as an expert to review draw request, change orders and risk management of the funds they are deploying. Chief Superintendent Lockhart. I've always liked the sound of that title. It has a certain ring about it, right? I imagined myself managing a huge commercial project and a team member mentioning to another that they have an update meeting with me and stating my full title. Feels so good! But that's a nice dream. I woke up. I am not a construction Superintendent. I am never going to be a construction Superintendent. And that's ok. I have made my peace with the situation! I will leave that role to the trained professionals. I am content with knowing what Superintendents do, the characteristics of a great one, how to find them, and how to recruit them. At AmeriConstruct, my team and I are currently engaged in recruiting top Superintendents for our clients and their high-rise, multifamily, healthcare, retail, and industrial projects. We have done so continuously since 2017. We don't post the jobs because no one who is any good ever applies. Each Superintendent has to be individually recruited. Good (and available) Superintendents are rare and always in high demand. The lingering shortage of qualified (and available) construction professionals generally - a subject I will tackle in another post this week - takes care of the rarity. Yet, I contend no onsite position in construction and development is more important. If you're a General Contractor/Developer searching for an outstanding Superintendent, you know what I mean. If you have one (dare I say two?), you know exactly what I mean! Regarding that search you're doing now for a Superintendent. How's it going? I hope well. But I doubt it isn't without its challenges. You're making some progress, and then you're not. That's creates frustration as you need to hire someone in this role (like yesterday) for project continuity, project start, projects in the pipeline, and of course, your reputation with your clients as an organization that delivers on time. Successful hiring requires the marrying of two entities - an expert to bring the expert to hire, and an expert to hire the expert to do the job. The second cannot happen if the first has not been engaged. If you're trying to do both, that may be why you're still looking for that prized Superintendent. Chief Superintendent Lockhart is imaginary. He can't lead your multifamily or high-rise project. He doesn't have that skillset.
