Dear Fellow Architects, 𝗜𝗻𝗱𝘂𝘀𝘁𝗿𝘆 𝗖𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲𝘀 𝗮𝗻𝗱 𝗖𝗮𝗹𝗹 𝗳𝗼𝗿 𝗚𝗼𝘃𝗲𝗿𝗻𝗺𝗲𝗻𝘁 𝗦𝘂𝗽𝗽𝗼𝗿𝘁 In the past decade, our industry has weathered numerous challenges, from talent shortages and unexpected wage increases to soaring office rents, exacerbated by the pandemic. The troubling practice of "fee diving" has emerged, with firms bidding below cost, relying on new projects to cover expenses, creating a detrimental vicious cycle in the market. The slowdown in new public and private projects has disrupted cash flow for architectural firms, leading to potential lay-offs and pay cuts. Recent architecture graduates are encountering difficulty in securing employment due to frozen hiring, signalling a looming talent shortage in the coming years. The architectural ecosystem extends beyond the architect profession, encompassing interior designers, engineers, consultants, and contractors, showcasing a wider impact on the construction industry. This crisis if continued will have a ripple effect on the entire construction sector, with the demise of architects serving as an early warning system due to their heavy involvement from project inception. While our optimism for the future rests on government initiatives in the Northern Metropolis and the Greater Bay Area, we foresee the aforementioned challenges will persist for 3-5 years. As such, HKIA urges the Government to accelerate public projects, moving beyond infrastructural projects and light public housing, and to introduce long-term initiatives benefiting public welfare, tourism, and the economy. This would not only safeguard the industry but also benefit citizens in the long run. Let us work together to navigate through these turbulent times and emerge stronger as an industry. Planning permission was granted unanimously by Southwark Planning Committee (Major Applications) last night, for an innovative office scheme involving the redevelopment of two buildings and an adjoining listed building. The Terrapin Group has been working as part of the client team for 4-5 Paris Garden and 18-19 Hatfields, SE1 8ND. The scheme by Tate Hindle Architects was meticulously designed and received compliments from the planning officers. In Southwark, councillors are very keen to ensure that consultation has been thorough and has reached all the right people. Our colleague, Dave Clark was called on to talk councillors through the consultation and feedback received, prior to receiving planning committee approval. The application involved the part demolition and part retention, refurbishment, and extension of 4-5 Paris Garden, together with demolition and redevelopment of 18-19 Hatfields, to provide a five to eleven storey building with basement. Also, approval of a listed building consent application for structural and remedial works, and repairs to the flank wall of 17 Hatfields. The planning approval will see an expertly crafted new office building with high quality office floorspace, including on-site affordable workspace, an attractive new east-west public link through the site and enhanced areas of landscaped public realm. Hi everyone, Phil here. I'd love to let you know a bit about me. I began my journey in construction in 2008, as a building cadet with PBS Building with my first project being the New Acton South Apartments in Acton. At this time and for the following 3.5 years I was working with PBS full time, undertaking a Degree in Building and Construction Management at UC full time, and also working a second job in retail on Sundays. Basically having no life outside of work and university during my mid-20s. I was fortunate enough to also work on the New Acton Nishi project team. However, in 2013 the construction company I was working for went into administration. Every staff member was made redundant, except 2 people, one of the other project managers and myself. This chain of events carved the way for me to start my very first company and was directly engaged by the developer (Molongo Group) to complete the commercial part of the project. Between 2015 and 2018, I went back to working for a couple of large building companies as a Project Manager and expanded my project experience to include more new build and fitouts over various sectors including office, health, and education. During this time, I am proud to have many of the projects I was involved in and/or managed win several awards including MBA Project of the Year 2018 and International Building Project of the Year 2015 in London. Driven by a desire to innovate and exceed industry standards, I decided to pursue my own pathway and founded Vamos Group in 2018. The vision was to bring the innovative and leading-edge design, construction methodology, finishes, materials, and technology used to deliver extraordinary results in commercial construction and adapt them to the high-end residential space. This vision is slowly coming to life which I am very proud of and invite you to follow along as I continue to push the boundaries of what's possible in design and construction. The mission…..to change the high-end residential landscape in Canberra. The first target… the empty shell in the New Acton South building where I started this journey. The empty shell being a 450m2, 2 storey penthouse overlooking all of Canberra’s icons and incredible landscape. Completed in 2019, featured on Chanel 9s Open Homes Australia and awarded judges commendation at the 2020 MBA awards. That was the start of forging a new and exciting era for myself and real estate in Canberra and beyond. Optimism is high in the construction industry, according to the latest survey by Deloitte. 92% of developers said their London development pipeline will increase or stay the same in the next six months. Only 8% are expecting a reduction in their pipeline – this was 55% two years’ ago. With a reduction in traditional office space, Life Science schemes, which need laboratory and office workspaces, have been responsible for 35% of new construction starts, especially in King’s Cross and Docklands. The findings, which were collected between April and September this year, noted the recent cut in interest rates and the easing of construction cost inflation could be crucial in boosting new scheme numbers. Although refurbishment levels are lower than the past three surveys, this is expected to increase as offices need to meet the Minimum Energy Efficiency Standards. All in all, a cautious optimism in the London office market is most certainly welcome news.
