When buying a home, you will need to conduct a pre-settlement inspection. The purpose of this is to confirm the property is in the agreed-upon condition before you officially take ownership. It is different from a pre-purchase inspection which should have been completed before you signed the settlement agreement. As buyer’s agents, we can handle your pre-settlement inspection for you on the day of settlement. Alternatively, here’s our ultimate property inspection checklist: 1. Check that all agreed-upon repairs have been completed to a high enough standard. 2. Verify that all fittings and fixtures are in the same condition as when you first viewed the property. 3. Test all electrical outlets, open all the taps and flush all the toilets. 4. Check the walls, floors and ceilings for any new damage that might have occurred during the seller’s move-out of the home. 5. Confirm that you have received all the keys for all the locks in the home and, if applicable, all owner's manuals for appliances. #Perthproperty #propertymarket #Perth
