Very interesting to see a company like KKR acquiring a portfolio of new apartments from Lennar's Quarterra Group. Similar to Blackstone's recent purchase of AIR Communities, this speaks to where we are not only in our current economic cycle, but where we will be over the next 5-10+ years. The smartest guys in the room expect a return and I believe they will get one through a combination of rent growth and moderating interest rates. At a high level, our country is dealing with a combination of pressures making #development of new supply tough to deliver. A lack of skilled labor, high materials costs, long risky entitlement processes and the highest cost of capital in decades all combine to create a situation where in many cases new development does not make economic sense and therefore much less of it will be built than is required. I think this puts a floor and upward pressure on rents for the foreseeable future and will add additional pressure on the fed to lower rates. Both of which will contribute to successful exits for those who are willing and able to execute deals in the current environment. Avison Young’s Hospitality Group announces today that the firm has closed 12 hotel transactions over the last 90 days. Principal Keith Thompson said, “Cost of debt is an issue that will be with us through 2024 and possibly well into 2025. Thus far, we have been able to close the bid-ask spread by creative financing options.
