A five-member graduate student team from UCLA has emerged victorious in the NAIOP SoCal USC vs. UCLA Real Estate Challenge, clinching the coveted silver shovel for their innovative redevelopment plan of Tustin's south hangar. The contest, held at USC on November 16, pitted graduate student teams from the Ziman Center of Real Estate at UCLA's Anderson School of Business against those from the Lusk Center at USC's Marshall School of Business and Price School of Public Policy. The UCLA team's winning proposal, titled "Legacy Ranch," envisioned a mixed-use development that would transform the hangar into a vibrant cultural hub and surrounding area into a thriving residential community. The proposal's key features included: An "architectural park" serving as a central gathering place for cultural events, festivals, and community activities. A diverse mix of housing options, including apartments, townhouses, and single-family homes, catering to various age groups and income brackets. Retail and restaurant spaces to enhance the neighborhood's vibrancy and provide convenient amenities for residents. Sustainable design elements that prioritized energy efficiency and environmental considerations. The first is UCSD's Pepper Canyon West Student Housing which will be a 580,000-square-foot student residential complex with two buildings accommodating more than 1,300 beds. It features single-occupancy rooms in two 22- and 23-story towers connected to five-story buildings with outdoor terrace seating. The development spans six acres in the center of campus and features a unique courtyard for each building, elevated student amenity spaces, and retail spaces. This project is just steps away from the Blue Line Trolley stop here on the UCSD campus. The project is expected to open this fall (2024). The second project is the Triton Center complex - a $428 million project composed of four buildings that will house everything from student health services to an alumni and welcome center. One of the buildings will include a 500-person event space and an art gallery. There will also be a mix of retail and restaurant spaces; and a parking structure. Completion is slated for 2026. Are you aware that Millennium Park is celebrating its 20th birthday this weekend, meaning many Chicagoans remember it before it transformed into the 24.5-acre gem it is today? The big picture: One who remembers is Ben Campney, a former city employee who photographed the construction. Flashback: Before it was green space, a pavilion, a fountain and home of "The Bean," it was a big parking lot and old railyard. Catch up fast: Millennium Park opened July 17, 2004. Construction started in 1998 and includes designs by major artists and architects. Frank Gehry designed the Jay Pritzker Pavilion and BP Bridge; Anish Kapoor created Cloud Gate (aka The Bean) and Jaume Plensa designed Crown Fountain. -With the parking garages below, Millennium Park became the largest green roof in the world. -It was the dream project, and a crowning achievement, of Chicago's longest serving mayor, Richard M. Daley. By the numbers: Building Millennium Park ended up costing $490 million, in a mix of public and private dollars. -$270 million came from city parking revenue bonds and tax dollars. -$220 million was from donors, foundations and corporations. Zoom in: Campney worked in Chicago's Public Buildings Commission (PBC) and was sent to the construction site twice a month to document progress to show the mayor. -"He loved Millennium Park," Campney tells Axios. -The only thing that's noticeably aged is the Jay Pritzker Pavilion, Campney tells Axios after his recent visit to the park. -The Chicago Department of Transportation (CDOT) and private contractors Harston/Schwendener started construction in 1998. Big News for Georgetown! ✨ Council members approved a developer's request to amend the city’s future land use designation for nearly 362 acres along Ronald Reagan Boulevard and RM 2338 from neighborhood to mixed-density neighborhood and regional center. The new designation could make way for Heirloom—a development featuring 255 acres of mixed residential uses, 35 acres of multifamily housing, 15 acres of commercial developments, and 60 acres of parks and open space, according to city documents. Heirloom is planned to include up to 3,000 residential units for “a variety of household sizes and income levels,” including: 👉 Detached single-family housing on various lot sizes 👉 Townhomes 👉 Courtyard housing 👉 Multifamily housing 👉 Mixed-use housing All residents could live within a quarter-mile walking distance of parks and amenities, said Abby Gillfillan, a representative of planning and design firm Lionheart Places. The open nature space would include a large central park and a network of trails, city documents state. The development would improve mobility in the area by forming connections to nearby roadways, including Ronald Reagan Boulevard, Gillfillan said.
