Very interesting to see Berkeley Group Plc announcing their push into BTR and opening a new business unit to focus on more operational living, watch this space to see if others follow suit. On the positive side, I am sure we can all see the benefits of having the land bank, the construction management in-house and the diversification of revenue/customer options. My intrigue is more focused around the Opco side, a different type of business entirely and certainly not for the feint hearted and as many of the BTR pioneers have discovered. Any issues baked in during the design or development stages now sit squarely on your task list even once the project is completed rather than having a much shorter liability period. Sitting down with a BTR investor this week who has been working with Housebuilders in JV to deliver their product he shared a story about the lack of accountability which highlights the mindset shift needed. He shared that with a for-sale product, this particular house builder charges £50 for a door number to be fitted ready for move in, naturally, this leads to customers looking for a more cost-effective solution and therefore not having a number whilst they find a solution When my contact suggested this posed a health and safety risk e.g. an ambulance needing to find the exact property in an emergency situation the response of the housebuilder was "How’s that our problem?”. The above highlights the difference in mindset and culture and unless that mindset can shift I see some challenges ahead, perhaps a third-party manager can bridge some of this gap but keen to hear your thoughts??? #buildtorent #singlefamilyrental #realestate #operationalresidential
