Aconlog Projektentwicklung GmbH is developing a #logistics center with around 20,000 square meters of rental space on a #brownfield site in Viersen-Mackenstein. Aconlog Projektentwicklung GmbH has acquired a brownfield site in Viersen-Mackenstein and plans to build a #sustainable logistics center there with a rental area of around 20,000 square meters. The project in the established commercial area near the A61 and A52 is scheduled to be completed in the second quarter of 2026 and will meet the DGNB Gold Standard. The planned #property is aimed at users from the retail, light #industrial and logistics sectors. Up to two rental units with areas between 8,000 and 10,000 square meters are offered, which include hall, office and mezzanine areas. With a clear height of 12.20 meters and a hall floor with WGK-3 sealing including a lowered floor slab, the center allows for versatile use. “With what is now the tenth Aconlog project since its founding in 2020, we are strengthening our presence in our home market of North Rhine-Westphalia and focusing on the Rhine-Ruhr economic region,” commented Aconlog Managing Director Oliver Blüher. The property was acquired off-market by August Scheerers & Co. in November 2024. The area is currently still occupied by a building ensemble that was gradually built between the 1970s and 1990s and served as a pottery and a clay goods factory. After production ceases at the end of 2024, the existing buildings are to be demolished in the first quarter of 2025. https://lnkd.in/edv2ihPG

TIME | The beginning of what Swedish property developer Atrium Ljungberg describes as “the largest mass timber project in the world.” On the outskirts of Sweden’s capital, construction of ‘Stockholm Wood City’ began in October, several months ahead of schedule, and is set to provide 2,000 new homes by 2027. The company’s core goal is to improve the sustainability of construction projects. Building with wood instead of concrete and steel in 80% of new buildings would, according to a 2020 study by Aalto University and the Finnish Environment Institute, help offset half of Europe’s construction industry emissions. Atrium Ljungberg is also championing the idea that spending time in buildings made with natural materials can help improve our wellbeing. “We can tell the story about how to build a liveable city, how to add nature into the city and build something sustainable,” says Håkan Hyllengren, development director for the project. Greenfield vs. Brownfield Projects Greenfield Projects: These involve starting from scratch on undeveloped land. Imagine building a brand-new factory in an open field where nothing existed before. This allows for maximum design flexibility but often requires significant investment and time. Example: Constructing a new school on an empty plot of land. Brownfield Projects: These involve redeveloping previously used land. For instance, converting an old, abandoned factory into new apartments. This can be more complex, but it revitalizes existing areas and may cost less than starting fresh. Renovation in brownfield projects often includes cleaning up the site and updating old structures to meet modern standards. Example: Turning a disused warehouse into a trendy shopping mall.

As we approach another significant stage in its construction, we're delighted to reveal parts of the story of the historic Longkloof Precinct. This is a major project currently underway in Cape Town. Using adaptive reuse principles, with refurbishment of historic buildings alongside new construction, we’re reimagining the site for Growthpoint Properties into an exciting new precinct that includes one of Cape Town’s newest urban squares. This multifaceted project started life back in 2015. It comprises many phases – including a sensitive architectural adaptation of the historical building at 32 on Kloof completed in 2020. This was the first element of the broader project to be completed and is now home to Workshop 17. A central feature is the 154-key Canopy by Hilton hotel, which is due to open soon. The precinct is being integrated into the ground level retail environment facing onto Park Street. A retail alley leads to the central square, which is the culmination of a comprehensive urban design and landscaping strategy to create an urban oasis within the precinct. It’s not easy to sum up in just a few words a project that spans nearly a decade. But we hope this snapshot will give you a taster for what’s coming soon. Stay tuned for more updates on the development.

"Panattoni Poland is to build a new industrial park in the Mazovia region. The development of Panattoni Park Sochaczew with an area of almost 28,000m² will commence in the first quarter of 2025 with the first tenant – Pilkington Automotive Poland – to move in by November of the same year. Panattoni Park Sochaczew is to be constructed in the western part of Mazovia next to the DK50 national road with ready access to the DK92, as well as the A2 (12km) and the A1 motorways (50km). Located 55km from Warsaw and 75 km from Lodz, the centre will provide excellent opportunities for the development of logistics both nationally and internationally. “Sochaczew stands out as a pivotal logistics location in Mazovia, providing excellent connections to the extensive Warsaw market and other regions across Poland. Here, we will create modern facilities that support the growth of our clients’ businesses and meet the highest standards of sustainable construction,” said Michał Samborski the Head of Development at Panattoni. The first tenant to take up space in the new park will be Pilkington Automotive Poland, a global leader in the manufacture of automotive glass. By relocating its existing warehouse in Sochaczew to a larger and more modern facility, the company will improve its logistics capabilities and provide better storage for its goods. Around 100 people are to be employed in the new centre. “We are impressed by the professionalism of the Panattoni team, their organisational efficiency throughout the negotiations and their ability to reschedule a project to meet the need of our business to relocate the distribution centre that services the logistics for Poland, Central and Eastern Europe as well as exports to Africa,” stated Janusz Kobus, V-ce President of Pilkington Automotive Poland Sp. z o.o. Panattoni Park Sochaczew is another park by Panattoni that responds to the needs of tenants from diverse industries. The centre will be designed for flexibility so that the space can be adjusted to individual requirements. The high-quality warehouse space and office facilities will provide tenants with excellent conditions for their businesses to grow. The development is to be certified under BREEAM for a rating of Excellent. The industrial park will come equipped with numerous energy-saving solutions including LED lighting, skylights for natural interior lighting, a modern fire safety system, technology to minimise water consumption and a large manoeuvring area with parking for both cars and trucks."

Kv Innovation in Stockholm. The building is a result of Schömer Building System which is developed by, Ervin Schömer architect SAR, building-constructing engineer PhD, at the beginning of the 1970-ties. The first official letter of the Schömer system was approved by the German Paten office 1972, resulting Gebrauchmuster G 72334351. And the patterns of Sweden are open 32796, 32696, 32500, 45154. As well a completing patterns wich are secret. The last Swedis Pattern of Ervin Schömer, the innovator of the Shömer System, has gone out of time 1996. The whole idea was informed to the United Nations Industrial development Organisation at Wienna to chief architect Lechtmayer. 1990. Letchmayer supported the idea, and proposed as UNIDO to Sweden to apply it. The UNIDO proposed to develop this Schömer Building System for the whole world. The Swedish constructing company NCC intended to do it, however the Swedish Social democratic Government neglected. The same time was SKANSKA informed about the idea and the project as well at the leadership as at the yearly formal company meeting in Malmö (Skånska Cement). The SANSKA neglected to take part at the project. Bu notes today the SKASKA produce all of the volume elements which are the most important part of the building. The idea is proposed to the US housing authorities in Washington DC by Ervin Schömer. The actual project is using the Schömer System by a wrong way. The System gives most of winst in economics in housing a long type of blocks or quarters. To use the System highrise building with brutally in and out hanging details are resulting enormous lost of warmth energy which is one of the most costly part of a living in the cold Swedish climate. The colour of the building is well chooses by the architects, but the for is a catastrophic mistake. That means both form of the windows and l type of the highrise volume.. The city plan f the project proposed at this place highrise offices. The plan was made for offices and not housing. But the first interest of the offices. a Norwegian Company neglected the project. Oscar Properties take over the landmark for housing, it is a clear planning mistake of the City of Stockholm.
