My PERE Credit new analysis piece took a look at all of the pricing nuances for single-borrower single-asset commercial mortgage-backed securities (SASB CMBS). Compared to 2023, this year saw a much more robust origination of new SASB loans, which has been well absorbed by the market despite losses seen in rare cases. Down the road, SASB investors may also need to figure out a moving yield target as the Federal Reserve prepares for what could be the first interest rate cut in more than one year in September. A couple of points that we’re seeing in market that are key for property investors to be aware of: - Lenders have significantly reduced their interest margins as a result of the competition to invest funds. - We’re seeing increased flexibility when it comes to ICR (Interest Coverage Ratio). Lenders may have been at 1.5x, but they now sit as low as 1.2x. Coupling these points together means that your borrowing capacity could have drastically improved, and what was a good deal 12-18 months ago, is very likely to be out of market today. It’s important to understand your options when it comes to funding for your commercial assets across your whole portfolio.
