*Title Fraud & the Controversy Surrounding Who Really Owns the Spelling Manor* Eric Schmidt, the former Google ceo, has his eye on one of the most storied private estates in Los Angeles: 120-room Spelling Manor, which is on the market for $137.5 million. There’s just one problem: The owner can’t legally sell it. Spelling Manor has been targeted by scammers who fraudulently file deeds on luxury properties who executed a phony deed on the house and recorded it with Los Angeles County in June 2024. New technology in the deed-filing process has led to an increase in scams. Thanks to AI and online tools, it’s easier than ever to forge documents, identification and notary stamps online. Most documents can be filed online in many places, so fraudsters never have to encounter a person in real life. Once scammers successfully file fake deeds, they can try to take out a mortgage on the property, sell it or rent it out. It is up to the true owner of a property to go to court to have it removed. 4 BEST ways to deal with SQUATTERS CAMERAS: 1. Set up cameras to the exterior of your property by the back door front door and side of your property to capture and document anybody performing an illegal entry to your property. This will act as evidence when you call the police. POLICE INTERACTION: 2. Use the term "TRESSPASSING" When you call the police. This will let them know that it is a criminal act versus a civil matter. if you tell the police someone is trespassing and broken into your property it becomes a criminal matter and they have to address it. Police naturally don't want to get involved in domestic disputes if you tell the police that a person is staying on your property who is not supposed to be there the first thing they'll do is say you have to go to court to get them removed. MAILBOX: 3. Make sure your mailbox has a lock on it so that mail cannot be picked up to anyone else but authorize people. This prevents the squatter from establishing residents as receiving mail at your residence. UTILITIES: 4. Place the utilities in your name or the name of your corporation, but also set up with the utility service that service cannot be switched to another person. This will prevent the squatter from establishing that they're paying utility bills at the residence and is another measure to prevent them invoking tenant rights and or squatter rights. AVOID LISTING ON CRAIGSLIST: A bonus tip that I want to give out is to never list your property on Craigslist that is one of the prime ways that squatters and scammers can find your information and know what properties are vacant for them to attempt to enter a squatters. Also check Craigslist to see if anyone is illegally listing your property. Be sure to flag it and get it removed. Franklin County property owners now have an added layer of security in protecting their properties, thanks to the county’s Register & Recorder’s Office. Property owners can register for Landex Record Alert to receive notifications any time a document is filed referencing the property’s county-assigned, 20-character tax parcel identification number. There is no fee to register to receive alerts. While this notification tool is not intended to replace services offered by paid title security companies, Landex Record Alert provides property owners an optional, added layer of security, knowing they could be notified any time a document is filed or corrected in the Franklin County Register & Recorder’s Office.
