MY TWO CENTS ABOUT PROPERTY INVESTING Property investing is not a tick box exercise. What most people don't realise about property investing is, property is not something to be traded in (it's expensive getting in and out of property), it's a buy and hold commodity. It's a medium to long term gig. 'Old money' knows that which is why they buy well, don't sell, and they leverage. If you understand this fundamental fact, you would NOT be investing into the urban sprawl simply because you think 'house and land' will perform. Think about it, these properties are in whoop whoop (greenfield sites) where land is cheap, a long way from infrastructure and lifestyle will shorten its financial performance despite promises of upcoming infrastructure (we all know how long it takes for that to happen). Umm, did you forget that the golden rule to property investment is LOCATION, LOCATION, LOCATION. Good property investment is always going to be owner occupier A-grade stock which has been well designed and built thoughtfully, tastefully, and sustainably for the long term. Good investment doesn't necessarily mean investing millions of dollars, good investing does mean you have to do your homework, dive deep and do your due diligence so you buy well in the first place. Mistakes can get very expensive. Visionworks sources both existing and new premium A-grade property, which again, doesn't necessarily mean expensive. It's all about knowing the industry, understanding the economic cycle, then choosing appropriate property which meets a client's goals and circumstances. It's also about choosing a well designed property which has appeal from the beginning, an appeal that grows stronger with time. These are the kinds of properties that reliably increases in yield while the capital growth behaves just like compounded interest. When buying property, let's not add to the urban sprawl saturating our rural plains (many of these sites will become the slums of the future), instead let's choose great sustainable design which sits on our planet with the kind of dignity with an appeal that starts from day one, and increases over the medium and long-term. Investing like this makes good financial, ecological and design sense. Americans are fuelling rising Algarve property prices. The Algarve continues to be an exciting prospect for investors. Savills says that luxury property prices rose more than 30% last year in this part of the country. According to Bloomberg, the wave of tourism is boosting business, especially from North American buyers who are heading to the country in record numbers: more than a million tourists from the US visited Portugal in the first half of 2024, almost double the number of visitors in the same period in 2022. Visitors are heading in particular to the Algarve, for its famous sandy beaches, picturesque fishing towns and temperate climate all year round. From 2025, United Airlines will have a direct flight from Newark to the city of Faro, the gateway to the region. “British buyers have historically dominated the top end of the Algarve real estate market, but that is changing,” says Kerstin Buechner, co-owner of Quinta Properties, a Savills affiliate in the region, quoted by the publication. According to the expert, Americans have gone from making up less than 1% of luxury home buyers in the Algarve before the pandemic to becoming what she calls a “substantial percentage” today. And the reality is that this is having an impact on prices. The first sale of more than 20 million, a record for the region, took place in 2022, and Buechner says Quinta Properties has already sold several properties at that level.
