Don't Let Your Well Run Dry We have had multiple properties fall out of escrow during due diligence when the well was investigated. My knowledge in this realm is relatively new, so if you have other methods for getting this info - please comment below. Here are the warnings and suggestions I would have based on my experience: 1. "Nearby Wells are Great!" - in every property that fell out of escrow, this statement or something close to it was in the listing statement. "Nearby" - this means nothing. 5 miles away is technically nearby - but a completely different part of the aquifer. "Great" - this means nothing. Unless they provide a recent GPM test and show drawdown of the well over at least an hour period - you have nothing. For context - an adjacent property we were going to purchase had recently run into a dry well and was having water shipped in - statement in listing - "Great Aquifer". 2. "New Well Pump" - the newest pump in the world, won't pump a dry well. This property had an existing well from the late 90s. Well paperwork showed about 10GPM at that time - which is great!. Aquifer was 60ft below with well drilled to 300'. Property purchased by someone in March in 2022 with well test in April 2022. Well test showed bad results compared to 90s - 4gpm and aquifer now over 100' deeper. 4 gpm would be fine, but trends in the overall area all showed a depleting aquifer. Buyer made one last ditch effort (probably at the recommendation of a shady well drilling company) to put in a new pump. Pump replaced - same results. Property re-listed for sale. Nothing in the listing statements or seller disclosures. 3. Assured 100-yr Water Supply - This doesn't mean anything unless you are getting your water from the City or a very large water corporation who can absorb large costs over a large customer base. There is a subdivision in my area that has a very small private water company to serve about 100 homes with a few wells. The area is drying up and the aquifer is depleting in the area due to density of surrounding wells outside the private water companies jurisdiction. While they have water now, current trends are bleak and future costs could prove problematic. Not a 100% no go, but this should weigh heavily on your decision to purchase. Solution - Problem 1 and 2 - Get the well tested. If there isn't a well on site yet and you are 100% set on the property - as part of the due diligence period - have a well drilled and tested. This is an expensive step, but it is less expensive than buying the parcel and finding out the well is not producing after you drilled and purchased the land. TEST THE WELL. Problem 3 - Do your research and know your risk. Review agreements in place between the water authority and the customer. Request 100-yr Water Supply Study - have a Civil Engineer (Hydrologist) review for potential problems. The Surveyor we want As Mine surveyors become more exposed to work outside the national borders it is important to realize that a surveyor may perform work in high latitudes and in some cases perform work on both sides of the equator. In cases like these it is essential to have an excellent understanding of the various observation and calculation methodologies as well as co-ordinate systems in order to perform accurate work.
