The City of Adelaide are battling the ongoing housing crisis in a new scheme for old buildings with the Adaptive Reuse City Housing Initiative. The initiative launched last Monday and aims to unlock the value of vacant or underutilised shop-tops in city buildings, addressing housing shortages, promoting sustainability, and preserving unique architecture. Reusing existing buildings is important for the sustainability of the CBD, by significantly reducing embodied carbon, demolition waste and nature loss for new housing. High density living options through urban infill are also more efficient to operate, reducing emissions associated with transport and work to activate the city streets for greater liveability and productivity. dsquared provided sustainability input for the guide notes as part of the Phillips/Pilkington team that also included Resonate Consultants, Rider Levett Bucknall RLB, Trento Fuller Building Certifiers & Consultants and BuildSurv. The renovation of a historic property can often provide a meaningful starting point for the redevelopment of a block, street, or district. Development company Human Nature has received planning approval to create the UK’s largest residential neighbourhood made from timber. The Phoenix, which was granted planning permission last week, will see a former industrial site transformed into a sustainable 685-home neighbourhood. Located in the South Downs National Park, the Phoenix will contain energy-efficient homes, public space and healthcare, retail, hospitality and industrial space, all constructed from engineered timber, including cross-laminated timber. Cross laminated timber is a sustainable material that is less energy-intensive to produce with a 30% reduction in CO2 emissions, compared to steel and concrete, and even stores carbon during the building’s lifetime. Homes made from timber are also more energy efficient than those built with bricks as it can offer significant thermal insultation improvements. With as little as 9% of UK new build homes timber framed in 2019, it is fantastic to see ambitious schemes in the pipeline as the industry moves towards a low-carbon future. Zoning and regulations are the tools we wield in this dynamic dance, seeking the sweet spot between vibrant development, affordable housing, cherished heritage, and a healthy environment. Density Dilemmas: Dancing with Footprints Density, a hot topic, sparks passionate debates. Some see it as a key to efficient land use, bustling streets, and convenient amenities. Others worry about overflowing roads, strained infrastructure, and vanishing green spaces. Finding the ideal density is a tango with context – factoring in existing character, infrastructure capacity, and the delicate balance of nature. Affordable Access: A Housing Waltz Equitable access to housing is a critical step in this choreography. Zoning can incentivize affordable units, but gentrification looms like a specter. To avoid this misstep, we must mix income levels within communities, champion transit-oriented development, and fiercely protect existing affordable housing. Preserving the Past, Embracing the Future: A Heritage Foxtrot History adds soul to our cities, and zoning can safeguard landmarks and encourage the graceful adaptation of old buildings. Yet, preserving the past cannot stifle necessary transformations. Striking this balance is a foxtrot that requires respect for our roots while allowing for essential change. We must evaluate air and water quality, traffic patterns, and green spaces to ensure development that harmonizes with nature. Zoning and regulations are powerful tools in the hands of engaged communities. By fostering dialogue, appreciating diverse perspectives, and prioritizing both progress and well-being, we can navigate these complex issues. In Lewes, East Sussex, South East England, The United Kingdom, a former industrial site is in the process of becoming the largest engineered timber residential development in the country. According to developer Human Nature, once completed, the project will be the most sustainable housing development in the country as well. The 685 home development, will be built on a former brownfield industrial site which will be remediated before construction of residences and commercial buildings. Some of the existing buildings on the site will be repurposed and adapted for modern day use and serve as public spaces including a taproom, canteen, event hall, fitness centre, workspace and studios. Powered by a combination of on-site solar power and off-site renewable energy resources, the new development hopes to become home for a wide range of individuals of all income ranges and provide them all with a comfortable and sustainable place to live. Public squares, gardens, riverside walkways adorn the neighborhood with pedestrian walkways taking precedence over driving. Electric car shares, electric bikes, and an electric shuttle program, all work together towards a lower impact community. Developments such as this, show the capabilities of creating low impact, sustainable neighborhoods. We can repurpose and reuse existing sites, remediate past damage, and create incredible new projects on them, all while being environmentally conscious. King Charles' private estate has revealed plans for a sustainable, "landscape-led" new town in Faversham, Kent, created in collaboration with architect Ben Pentreath Ltd South East Faversham is a proposed extension to Faversham, a market town in Kent, England, located 48 miles from London. If the project is anything like Poundbury it will be much more sustainable than almost all other developments in the UK but it is already more controversial too! The Daily Mail is not my favourite paper, but they run with the headline: “Anger at King Charles' plan to build an 'ideal town' in Kent: Locals lash out at Duchy of Cornwall over proposals for 2,500 homes on 320 acres of farmland which they fear will swallow up historic villages into an urban mass” https://lnkd.in/en7sUtHB The Telegraph is only marginally kinder. They say: “The plan is “totally at odds” with the King’s stance on environmental and farming issues, residents have warned in Faversham, Kent, where it is proposed the estate will be built on 320 acres of agricultural land.” The Duchy has argued that its plans, created when the King, then the Prince of Wales, owned the estate, followed his vision to deliver the “most sustainable” homes possible, while also addressing a housing crisis in the area.
