When looking at adaptive reuse, the future pathways of our urban spaces must not only embrace and incorporate the coming of advanced new materials; the ever changing landscapes of technology; the growing needs and wants of our social fabrics - to name just a few…it must also honor and look for its evolution and wayfinding of new design and new built environments from what is currently existing before us. Many existing buildings are worth the redevelopment…it is always worth saving the history of a place, while also reintroducing the building to a new chapter of its life - both economically and socially. This video captures the partial evolution of our Bayshore Gardens project, which encompasses the adaptive reuse of two existing office buildings, making up more than 93,000 square feet of rentable space. Seen here, the East Facade of one of the two buildings undergoes its transformation…the ground floor has been repurposed to directly engage the surrounding neighborhood, offering a new use of restaurant, with an exterior patio/garden and canopy system - inviting the once closed off building to ‘open’ itself for exploration and interaction with its community. The Warsaw Business Garden campus has been serving people and companies since 2017. This complex of seven office and service buildings in the downtown park design was developed by jsk architekci studio. The idea of the entire project was based on the concept of creating a strong architectural frame along the streets surrounding the over 6-hectare area and a peaceful green interior, protected from the hustle and bustle of the city. The buildings were planned in a modular system, which guarantees high flexibility in dividing individual office units and great freedom for tenants. The indicator of biologically active area on the investment site is as much as 60% (including 35% on native soil). This is what it takes to respond to the #climateemergency and build beyond regulations: thirty site visits, one appeal, 134 issues of information, countless emails, a fantastic client, a steep learning curve and a lot of professional fun. This project is a huge achievement for the brilliant team at Collective Works, and was only possible with an ambitious and collaborative consultant, contractor and client team. As we have been pushing for #RIBA2030 and #netzero for years, this first completed #deepretrofit project is a reason to celebrate. Stepping inside, the ground level greets you with a sophisticated living area and drawing room perfect for small gatherings. The first floor is dedicated to private areas emanating sumptuousness and the epitome of serenity. A shared terrace is artfully built, providing a serene atmosphere for relaxing activities amidst the splendour of the surroundings. The team of Rajkumar Architects explores the fusion of materials, combining the allure of stone, concrete, wood, and metal to create a well-balanced design.
