There was much coverage at UKREiiF and in industry news about the UK’s continuing housing crisis, with the Architects’ Journal announcing its support for the Architects’ Action for Affordable Housing. From a commercial perspective more developers are looking to maximise the potential of their assets, particularly within constrained city sites, by adding additional storeys on top or over existing buildings. Vertical extensions, or airspace developments, open up opportunities for more affordable housing purchases and residential rental opportunities, as well as commercial development for major landlords and developers alike. While a site may achieve planning permission for additional storeys, the technical viability must be considered to assess cost and buildability. The field of landscape architecture needs to address the moral and ethical implications of the projects we take on. Historically our field has been complicit in the displacement of communities of color through highway construction, urban renewal projects, and redlining. And these mistakes carry forward to the current day. From years long construction projects causing the failure of large and small businesses along 16th Street, large suburbian gentrification projects in Aurora, and creating a Larimer Square that is unaffordable to nearly everyone but the wealthy, we must ask ourselves what role we play in the destruction of our city. 

Substantial weight should be given to the value of using suitable brownfield land in our cities to help meet identified housing needs.

The NLA Awards celebrate projects that make a positive contruction to London, and this year the Waterloo Station Masterplan has been shortlisted in the Masterplans and Area Strategies category.
