🏡 We’re delighted that planning consent has been granted for a new 214-unit development in #Newport, Telford. The planning process for this project has been challenging and we’ve worked hard, alongside Pegasus Group, for our client Tilia Homes, to produce a dense development, which not only respects the landscape but also works with the local highway authority’s plans for local infrastructure. The development will connect with the rest of the area via a new, large roundabout as well as a road providing access to the business park to the south of the site. There are a number of Tree Preservation Orders on the site, which have been incorporated into the public open spaces 🌳 with hedgerows retained wherever possible, in keeping with our #sustainable 🍃 ethos. The development will also include a large Local Equipped Area of Play (LEAP) 🛝 A public footpath, which runs through the new development, has been diverted with a new road crossing proposed across the A518. We’re looking forward to continuing working collaboratively with Tilia Homes as the project progresses from the planning stage into the construction phase. There was much coverage at UKREiiF and in industry news about the UK’s continuing housing crisis, with the Architects’ Journal announcing its support for the Architects’ Action for Affordable Housing. From a commercial perspective more developers are looking to maximise the potential of their assets, particularly within constrained city sites, by adding additional storeys on top or over existing buildings. Vertical extensions, or airspace developments, open up opportunities for more affordable housing purchases and residential rental opportunities, as well as commercial development for major landlords and developers alike. While a site may achieve planning permission for additional storeys, the technical viability must be considered to assess cost and buildability. SD has a growing reputation for delivering complex vertical extension developments and so we have put together some key items for consideration. You can find more information here: https://lnkd.in/etsEZKwQ We very much enjoy delivering these sorts of complex projects and so please do get in touch about your next vertical extension development. #verticalextension #verticalextensions #property #construction #airspacedevelopments #additionalstoreys #structuralengineering #civilengineering #structuralengineers #civilengineers #constrainedsites #architecture #engineering #builtenvironment #housingcrisis #housing #housingdevelopments #affordablehousing

Director, Healthier Place-making, TCPA (Town & Country Planning Association). Trustee, Trees for Cities.
Can any of you help answer this question? England's national #planning policy #NPPF doesn't strongly encourage the re-use of existing #buildings. Scotland and Wales seem to be doing better... But what about other countries? Do you know of national or local planning policies (outside the UK) that are effective at encouraging the re-use / re-purposing of existing buildings, rather than demolition and re-build? Grateful for any suggestions... #CircularEconomy #ZeroCarbon #architecture #policy Carmelo Ignaccolo, Dr Erin Gill, CEnv MEI MCIM, Finn Williams, Helen Pineo, Idoia Postigo Fuentes, Louise Wyman, Stefano Quaglia

Graduate Student in Landscape Architecture & Urban Design | Championing Social Justice, Sustainability, and Inclusive Communities through Design
The field of landscape architecture needs to address the moral and ethical implications of the projects we take on. Historically our field has been complicit in the displacement of communities of color through highway construction, urban renewal projects, and redlining. And these mistakes carry forward to the current day. From years long construction projects causing the failure of large and small businesses along 16th Street, large suburbian gentrification projects in Aurora, and creating a Larimer Square that is unaffordable to nearly everyone but the wealthy, we must ask ourselves what role we play in the destruction of our city.

In the dynamic landscape of urban architecture, high-rise buildings dominate skylines, symbolizing progress and innovation. However, with great heights come great responsibilities, particularly when it comes to fire safety.
