Remember to register for the final town hall event in Adelaide at 6:30pm Wednesday 12th June. It could not be explained any better than how Vanessa Cheng has outlined in this short video. Parents and students of faith aligned schools seek a positive right of choice for education to be aligned to their beliefs, with clear protections for schools to employ and educate in line with religious and moral values. What is required? Legislative clarity is required to allow for faith institutions (be it schools or places of worship) the protection to teach and practice their religious and moral beliefs. To remove any doubt, its parents and students that make the choice of faith aligned schooling, and the choice is to be taught by a system that supports and is consistent with their faith and choice in morals and religious practice. Be it belief about spiritual matters or beliefs around identity. I sincerely pray that the existing government and future governments uphold existing religious freedom and expression. Interesting article by Jeffrey Rembaum on page 29 of this months FCAJ titled "A Differing Tale of Two Terminating Condominium's" In my estimation, there are generally three buckets that Florida Associations find themselves as it relates to perpetually increasing operating costs and the requirements of SB 4D and HB 1021. Bucket 1: Associations that have been conservative budgeting wise every year, funded reserves and have been proactive with making sure the building is in compliance with mandatory milestones/building safety etc. Bucket 2: Associations that have some work to do to meet requirements next year however have been working on it and should be fine by getting bank loans or special assessing directly from the unit owners. Bucket 3: Associations that not only have not been proactive with budgeting, reserves and keeping up with the milestones, but also where the vast majority of the unit owners have indicated that they cannot afford to keep the Association going. In the case of Bucket 3 Associations, it seems to me that there should be a more defined path for Associations to terminate legally. The question in reference to the article mentioned is which of the two routes will the courts take as minority hold outs take termination attempts to court and what is their liability to all the unit owners should things go south for not terminating.

Figures released by the British Hallmarking Council in January, show that there was an increase in demand for articles made of 999 silver, gold and platinum in 2023. Across all four UK Assay Offices (The Goldsmiths' Company Assay Office, Birmingham Assay Office, Sheffield Assay Office, EDINBURGH ASSAY OFFICE) a total of 8,020,089 articles were marked, of which 4,144,620 were silver, 3,515,075 were gold, 356,325 were platinum, and 4,069 were palladium. Despite an overall year-on-year decrease in volume of articles submitted for hallmarking (-17.7%) there were strong increases in the number of items marked that were made of 999 silver (+23.8%), 999 gold (+24.6%), and 999 platinum (+17.2%). https://lnkd.in/eXw-SFzg

I see a lot of US property managers focusing on Memorial Day and July 4th pacing, but almost everyone tends to overlook Juneteenth weekend or be quick to dismiss its impact. While it does differ by market we tend to see noticeable demand for Juneteenth in most areas. In this chart, Juneteenth in Tahoe is actually being searched for on direct STR websites by potential guests just as much as Memorial Day and even MORE than July 4th! My suggestion is to educate yourself on Juneteenth, as well as its non-trivial impact on Revenue Management!
