Land scarcity and stringent zoning regulations are two of the most significant barriers to #affordablehousing development in India. In urban areas, land acquisition costs often constitute over 50% of total project expenses, making affordable housing financially unviable. The lengthy approval processes for land use changes, which can take up to 30 months, further escalate costs. Zoning laws, such as Floor Area Ratio (#FAR) restrictions, limit the density of developments, driving up prices per unit. For instance, in states like Tamil Nadu, zoning laws mandate minimum provisions for affordable housing, yet this can deter developers when costs outweigh returns. Government land, a potential resource, often remains underutilized. Although recent policies, such as those encouraging public-private partnerships, aim to unlock these lands, progress remains slow. Maharashtra’s new #housingpolicy mandating affordable housing units in large projects is a step in the right direction, but broader reforms are essential. Additionally, easing zoning regulations to allow mixed-use development and higher density could help increase supply. Pune Govt Allocates ₹140 Cr for Katraj-Kondhwa Road Widening. Reviving expectations for the project’s quick progress, the Pune administration has set aside ₹140 crore to acquire land for the Katraj-Kondhwa Road’s enlargement. The majority of landowners wanted monetary compensation, which was a setback for the Pune Municipal Corporation (PMC). The project was originally supposed to be finished by March 2025 and was given ₹200 crore in state funding, of which ₹48 crore had already been used. 🚨🚨 Govt Announces ₹2.30 Lakh Crore Funding for PMAY-Urban Phase II🏡🏡 In a significant move to boost affordable housing, the government has announced a substantial ₹2.30 lakh crore assistance for the second phase of the Pradhan Mantri Awas Yojana - Urban (PMAY-U). This funding is aimed at expediting the construction and delivery of 1.23 crore houses to beneficiaries across urban India. A total of 1.18 crore houses have been sanctioned in the first phase of PMAY-U 2.0, while more than 85.5 lakh houses have already been constructed and delivered to the beneficiaries. Under PMAY-U 2.0, families from economically weaker sections, low-income groups, or middle-income groups without a pucca house anywhere in the country are eligible to buy or build a home. *Cabinet Decision: Government to provide assistance to construct 3 crore rural and urban houses under Pradhan Mantri Awas Yojana (PMAY)* Govt of India is implementing Pradhan Mantri Awas Yojana since 2015-16 to provide assistance to the eligible rural and urban households for construction of houses with basic amenities. Under PMAY, total total 4.21 Crore houses have been completed for the eligible poor families under the housing schemes in the last 10 years. All the houses constructed under PMAY are provided the other basic amenities such as Household Toilets, LPG connection, Electricity connection, Functional Household Tap Connection etc. through convergence with other schemes of Central Government and State Governments. It has been decided in the Cabinet meeting today to provide assistance to 3 crore additional rural and urban households for the construction of houses, to meet the housing requirements arising out of the increase in the number of eligible families.
