Does Prefabrication require Standardizations in the Design Process? There are regular articles in the press about prefabrication and modular construction. While prefabrication is well established in certain fields, in general it seems like methodology whose tantalizing payoff is clear, but never quite in reach. Here are two links to articles which provide a pretty good outline of the numerous challenges faced by the prefabrication approach to construction. https://lnkd.in/eWnURGkR and https://lnkd.in/dWQ2CvPU One consideration that seems to be missing from these discussions is the requirement for a design that is coordinated and buildable at a much earlier phase of development than usual. General contractors are well aware of the fact that design details are often just resolved onsite because the design keeps changing, for whatever reasons. Contrast this with preconstruction, where the design is locked in when the model or the plans go to the manufacturer. I would argue that in order to be successful, preconstruction requires a similar amount of process standardization as it does of manufacturing standardization. This is because you cannot achieve a high level of certainty and coordination in design without a process model for the design phase which all involved parties understand, agree to and adhere to. Standardizing the design process according to dependencies in the workflow, decisions, and products required for these decisions should lead to the same efficiency gains as it does in construction.

Prefabrication And Modular Construction Change How Structures Are Built Modular construction typically involves constructing at least 60-90% of a building or other structure before bringing it to the construction site. Search interest in “Modular Construction” is up 107% over 5 years. Prefabrication, while technically part of modular construction, occurs when certain components of a structure are assembled or manufactured off-site. The prefabricated parts are then easily affixed to the building. The global modular construction market was worth about $91 billion as of 2022. And it is expected to grow to $120.4 billion by 2027. Modular housing development in Oakland, California. And while it has been relatively small compared to the entire construction market, the modular construction industry has experienced rapid growth in the past few years. McKinsey estimates that the North American permanent modular construction industry’s share of new construction projects rose by 51% between 2015 and 2018. Over the same period, the industry’s total revenue more than doubled. Increasingly, general contractors (GC’s), architects, and developers are finding that prefabrication and modular construction helps keep costs low, shortens the construction timeline, and reduces waste.
