STRATEGIC PLACEMAKING #2. PUBLIC REALM AS A FOOTFALL DRIVER Renowned urban planner, John Friedmann, once said a successful public space is one where “lovers linger”. The idea that you create something that entices people to stay a while, should be a fundamental part of retail development. Crowded urban areas lacking in green spaces can be prime locations for introducing inspired landscaping to draw footfall to the heart of mixed-use developments; breathing life into otherwise sleepy looking shops and restaurants. Incorporating public squares into town centre regeneration projects creates a spatial and social focus for a community, increasing human interaction and thus wellbeing. With the right stewardship they can become places for markets, events and even icons for local pride. With a little thought, spaces can encourage us to dwell. Furniture, steps, or simply undulations entice visitors to linger. Of course, such creative urban planning is also highly Instagramable. This is all good stuff for surrounding cafes and shops craving footfall. The name Treehouse derives from the concept’s key feature: a double-height common area located four stories above ground level; a new typology to affordable senior living that transforms the stereotypes associated with typical retirement homes. Accessible by elevators, but intended primarily by a set of open stairs, this mid building two storey community place offers a constant connection to the outside world though aerial views and tree canopy sightlines, providing residents with an ongoing relationship with the changing seasons, weather patterns and time of day.   Typically, multi-unit housing locates common areas, such as dining rooms and shared kitchens, on the ground level, with residential units above. Several benefits emerge when these gathering spaces are placed higher up, where windows offer greater visual prospect and sensory stimulation, derived from aerial views, is especially important for those who may have mobility issues and can’t easily venture outdoors. There are pros and cons to garden-level living -- and it's important to know what they are before you rent or buy one of these properties. Garden-level apartments, nestled between basements and first floors with their interiors at or around street level, have fluctuated in popularity through the decades in the United States. Initially repurposed post-World War II to accommodate a growing urban workforce, these spaces were later revitalized in trendy New York neighborhoods during the '70s. Despite sometimes being pejoratively dubbed as "basements" or "dungeons," recent urban renewal efforts across various cities have sparked a renewed interest in these apartments, emphasizing their potential for modern, stylish living spaces. These units, often found in historical brownstone neighborhoods, now offer proximity to burgeoning nightlife and entertainment districts, aligning with a resurgence in city living. However, potential tenants and buyers should be mindful of certain drawbacks, such as limited natural light, potential for water damage, and the quality of nearby street infrastructure. We've seen a trend lately in multifamily toward health and wellness. There are lots of ways to achieve this in both the indoor and outdoor amenity spaces. One thing we've tried to do on some of these projects is use and apply the color green as much as possible. The color green represents nature, health and freshness and can really help add to the health and wellness vibe. In this example, we have plantings and trees of course, green synthetic turf, green furnishings, green materials like tile and faux green walls.
