Sunshine Coast Council architects have produced a design guide for apartments and townhouses focussed on coastal living. Environment and Liveability Portfolio Councillor Tim Burns said apartments and townhouses were expected to play a greater role as the region looked to accommodate an increasing number of people. Cr Burns said the new guide would encourage development of quality homes for residents and attractive, shady and safe streets for the community. He said it encouraged climate-responsive design that reflected the region’s unique character, ensuring that new developments enhanced, rather than detracted from, the local identity. “Our new guide is a valuable tool for anyone involved in medium-density residential development. “This includes designers and architects, planners, developers, local government and investors.” Cr Burns said the guide included tips and photos to support the design process with consideration of: - Site location, orientation and surrounding environment. - Orientation to maximise sunlight and breeze and merge indoor-outdoor spaces. - Maximising natural light, greenery, landscape and trees. - Enhancing street appeal. - Using sustainable building materials. - Creating useable and welcoming communal areas. - Designing for accessibility and inclusion. This architectural approach not only responds to topographical challenges, but also offers multiple benefits in terms of sustainability, aesthetics and quality of life.   One of the main advantages of stepped housing is its ability to blend harmoniously into uneven or sloping terrain. By distributing the levels in a staggered manner, the alteration of the natural landscape is minimised, preserving its character and reducing environmental impact. This type of design allows optimal use of the available space, creating terraces and green areas that encourage connection with the natural surroundings.   From an energy perspective, stepped housing has a number of significant benefits. The staggered layout facilitates better air circulation and greater exposure to natural light, reducing reliance on artificial heating, cooling and lighting systems. In addition, the incorporation of green roofs and terrace gardens not only improves thermal insulation, but also contributes to sustainable water management by allowing rainwater harvesting and filtration.   In terms of design, stepped housing offers a distinctive and attractive aesthetic. Horizontal lines and offset volumes create a sense of dynamism and movement, breaking with the monotony of conventional buildings. This type of architecture allows for extreme customisation, adapting each level to the specific needs of the inhabitants and providing private outdoor spaces on each terrace.   On a social level, terraced housing can encourage greater community interaction. Designed by Daniel López-Pérez and co-founder Celine Vargas, the Polyhaus aims to address the pressing housing shortage while maintaining quality and sustainability. 🔎 Key Highlights: 1️⃣ Efficient Design: The Polyhaus utilises a unique design that optimises space with a compact 440-square-foot ground floor, including essential living areas and a 100-square-foot mezzanine bedroom. This approach maximises volume and minimises the footprint, making it ideal for urban settings. 2️⃣ Rapid Assembly: Constructed from 64 cross-laminated timber (CLT) panels, the Polyhaus can be assembled in less than three months. Grand Drive is a special project. It's one of the very first contracts we signed 2.5 years ago when Shape was set up. As Auckland's urban fabric matures and more homes are being built to deliver housing to Kiwis, I believe architects have a crucial role in shaping what our suburbs look like. A building stands for 50 years, and even with a limited development budget our team wanted to spend a bit more time to design better homes that are well planned, beautifully designed, and filled with light, especially in prime locations such as Remuera. All 8 units hit the market last month. 7 were sold immediately in under a month, and the last had a multi offer and has now sold. Seeing a pile of shoes from people of all cultures at the open homes felt amazing and is a testament to the demand for great architecture in a very challenging market for everyone.
