I call it the 3Ps The first P is Presentation. Your home needs to be presented well. Why the House to Land Ratio is important in determining future value and what improvements you should consider - Part 1 It’s pretty obvious, but different types of improvements will result in a different return on your investment. It will all depend on the following factors: House to Land Ratio. Let’s take a look at this example (11 ELWIN STREET, STRATHFIELD): https://lnkd.in/gJYGJzne - This already being a 6 bedroom house, takes up the majority of the land. With an extremely old interior, but good layout/floor plan, you can easily add a lot of value, just simply by focusing on internal renovations without having to put some much money into the improvements. - Yes, the land is also big enough to allow for a full-knock down rebuild and create a much larger house, but if you don’t enough of a budget to accommodate such a large project, having a fully renovated 6 bedroom house is something a lot of big families will want in demand! - Great Location with it not being on the main road and a relative distance to the train station will help multiply the value of the property. Especially in this environment where construction costs for large projects are quite expensive. The general rule is that for every $1 you put into the renovations/improvements, you'd want to make 2x or 3x your return. Other factors such as Location X Aspect (North and East are the top 2) X Demand for the Suburb X General Supply can also help with this multiplication.
