So, 3 years working in France as an immobilier... what has it been like? To be honest, I am very proud of my achievements, there, I said it 🤣 Beaux Villages Immobilier have been incredibly supportive in letting me drive forward, doing things how I want to do them but knowing they are there if I need them. A new country, new language, new culture and although still in estate agency, it is incredibly different in France, an agent is so much more involved in the whole process, selling the house, the documenation, the reports and the legal process, a far more indepth job has to be done than in any of my previous roles In this time I have listed over 240 properties and been directly involved in over 135 sales and I have absolutely loved every single one of them and have a 5 star review on Google What has the main challenge been apart from the language? The valuation of houses in France, why? Every single house is so different to the last one you entered, getting comparable evidence is almost impossible, simply put, when working in semi rural France, no two houses are the same and this makes getting the price right a big challenge and one you can easily get wrong What has been my biggest success? Winning the trust of buyers and sellers locally as the new agent in town to be the person they go to and trust to deliver what they want, of course a sale but as important, same day communication, constant feedback, full support in all they need to make the move over to France and doing things differently to find that buyer What difference do I feel I have made to the local market? Social media and how properties are marketed. Locally, video selling was pretty non exisitent in the area, same with consistent social media, information blogs, local news, legal changes, client reviews, now most agents are driving forward this way and it is good to see Drone footage was the next thing locally. When selling houses in very rural locations, being able to showcase all the buildings around the house, what the roofs are like, what buildings lie close to the house being sold, this takes away many questions a buyer might have and makes any viewing far better and more likely an offer will follow Fees? So, our fees go from 5% to 10% depending on the property value, expensive, perhaps, especially compared to the UK but I totally believe I and we are worth it, I am proud to likely be the most expensive agent they will call out, I 100% believe the service given is worth every penny What now? I now also have an employed role as the Regional Manager for the north of the Southwest area, looking after a number of offices and helping 80+ agents do better, increase their knowledge and ultimately earn more, this has been a real bonus for me. Also, my wife Nicola, after 27 years in Lloyds Bank in the UK joined the BVI team two years ago, helping me with my clients and getting huge sales success in her own right, I am super proud of her.
