😩 I wish I knew THIS when I started in real estate 12+ years ago 👇🏼 ❌ It would have saved me a ton of time, stress, and financial hardship Here it is: 💣 There are MANY ways to structure a successful real estate *business* 🤦🏻♂️ But, I thought that “success in real estate” ONLY looked like this… ❌ get real estate license ❌ sell a bunch of homes ❌ get my brokers license ❌ start my own brokerage Now look, that is one way to do it. But only ONE I then started to learn about “teams” Transitional sales teams looked even better because I could have all the financial upside and leverage of owning my own brokerage, without all the BS of owning my own brokerage 👏🏼 So that’s it, I’ll do a team then. Ohh wait, there are different ways to structure a team? COOL! I then learned that there are different types of teams. If you want leverage your can have a team that looks like this: ✅ Rainmaker team - one main producer who sells most of the homes, with some supporting agents and staff selling some. ✅ Collaboration (or Community) team - agents share overhead, office space, and branding but what you sell is yours. ✅ “The CEO Team” - team leader steps out of production and instead builds a sales team to sell all the homes. The leader/owner is not required to be involved. Business runs without them. But those are just the traditional sales teams. There’s more? YEP! There’s the type of team that I decided to build. 🔥 ✅ Revenue share team - leader can sell homes or step out of production. But they partner with other agents in a mentor/support role, and share in the revenue *from the brokerage’s cut* whenever homes are sold. So if no homes get sold, the team leader shares in no revenue. The team leader must provide value to help their agent partners sell a ton of homes and build businesses of their own. There’s no one right way. The answer is different for everyone. I chose the model that I have because I didn’t want to manage people and I didn’t want to have to have a commission split with my agents. Be prepared to take on various roles to ensure your clients have a seamless experience. 3. Resilience and Quick Thinking: The real estate world can be fast-paced and unpredictable. To succeed, you'll need perseverance, quick thinking, and the ability to think outside the box when problem-solving. Emotionally charged situations can arise, and staying calm under pressure is crucial. 4. Local Expertise: Understanding the local market is non-negotiable. Stay updated on industry regulations, develop strong networking skills, and adopt a non-pushy sales mindset. Being a knowledgeable resource for your clients sets you apart from the competition. 5. Embrace a Growth Mindset: Real estate is an ever-evolving field. A growth mindset is a must. Continuously seek ways to improve your skills and expand your knowledge. Don't be afraid to take calculated risks; innovation often leads to success. 6. Proactive Approach: Success in real estate doesn't come to those who wait. It's about going out and getting it. Take the initiative to build deeper relationships with your existing clients and sphere of influence. Become a prominent figure in your local community by collaborating with small businesses and showcasing your passion for your area. In short, real estate can be super rewarding but ain't no walk in the park. Gotta hustle for those opportunities. To make it, you need grit, adaptability, local know-how, and a go-getter attitude. #Multifamily leasing is far too often done by the wrong people. On most sites, you've got entry-level "assistant property managers" who really just want to be full managers someday. They may have a great personality and other nice traits. BUT They don't truly want to be a salesperson, accountable for closing leases. AND They are not given the time for training and practicing the craft, or an effective process to follow. I've heard it said time and time again - find a property manager with a "good personality" and make them responsible for leasing. A "GOOD PERSONALITY" does NOT make a good leasing agent. Leasing a SALES job. 1️⃣ First - The role calls for a person who truly wants to be in sales. 2️⃣ Second - Sales is a skill that can be taught and learned. It's all about the habits and systems, not their personality. Sure some personality types may be naturally oriented to sales, but they still have to be enthusiastic about it and want to learn the craft. From my experience coaching, mentoring, and leading 100's of leasing professionals over the last 20 years, I assure you the range of personalities of successful apartment leasing professionals couldn't be wider. What's key is that the leasing pro wants to be in "sales". They need to be enthusiastic about sales. Learning sales. Practicing sales. Getting better at sales - NOT doing "part-time" leasing while working on property operations as an assistant property manager. Leasing shouldn't be an entry-level job for a wannabe property manager - even if they have a "great personality". Every few years, the real estate market changes and it goes from hot to not, then not to hot. Waves of real estate agents enter the marketplace and then waves exit the marketplace. This is often driven by factors outside of the agent’s control. Brokerages don’t control it either. I’ve been watching this happen since I was 6 years old. The only thing that has changed in that time is there are new brokerages, technology, and trainers, promising agents that they can save them, yet the results are the same no matter where you look. The ultimate problem that agents face is their income is directly tied to a product that they have no control over and everyone says they provide the best platform for selling the product. That doesn’t fix the problem. One of the solutions is educating agents on how to be compensated the way brokerages and business platforms get compensated without having to be recruiters. Brokerages don’t typically do this though because that’s how they stay in business. The only way agents will thrive is by playing by the same rules brokerages and major platforms play by.
