"We're starting to see some early softening in the market," says our Chief Economist Daryl Fairweather, PhD. "Homes are taking a bit longer to sell, they're selling for under asking price on average, and that means that buyers are getting a little bit more negotiating power." #housingmarket #realestatenews #homebuying

🏡 With interest rates remaining on hold, Tim Lawless from CoreLogic has suggested the market has "found a groove" in the latest Home Value Index report. 📈 This "groove" means a $1.5m 2 bedroom unit in a blue chip Sydney suburb was up another $7,500 last month alone based on these figures and a whopping $94,500 for the financial year. I'm not sure how quickly you can save, though if you're trying to "save" your way into the market, you're probably still going backwards. 🏡✨ Ouch! 😬 📲 If you could use some answers about buying property right now, drop us a message and let's talk. #HousingMarket #PropertyInvestment #RealEstateTrends #YourEmpire #MarketUpdate

Here is an interesting document that Carol Zink-Mailloux shared with me. It illustrates the cost of waiting for interest rates to go down to buy, using Beverly, MA, as an example. It's pretty compelling info not to wait to start looking and to act now if you find something you like, despite it being a seller's market in many areas. I am happy to have a conversation with anyone considering their options to buy or sell. #marketdata #realestate #northshorema #NorthShoreRealEstate #homevalues #homeappreciation #interestrates

While this isn’t the frenzied market we saw during the ‘unicorn’ years, homes that are priced right are still selling quickly and seeing multiple offers right now. That’s because the number of homes for sale is still so low. Data from the National Association of Realtors (NAR) shows 76% of homes sold within a month and the average saw 3.5 offers in June. The price you set for your house sends a message to potential buyers. A recent article from NerdWallet sums it up like this: "Your house’s market debut is your first chance to at... #sellyourhouse #moveuphome #dreamhome Are you thinking about moving? buying, selling or investing? 1wMany sellers don't understand pricing and despite efforts to educate them about the changes necessary to stay in the competition they are resisting and thinking they will eventually grab a desperate buyer. Listen to the numbers, people buy on emotions but not the kind that save sellers money.
