Jefferson, Richmond Hill “A Scenic Gem In The City” Jefferson, Richmond Hill, neighbourhood has a rich and storied past that dates back to the 18th century and some who fled the French Revolution. While many of the current homes are a reflection of its local heritage, there are a number of newer dwellings in the area to help keep up with its rapid growth. 🚗 Average Commute Time Union Station can be reached in 40 minutes by car and about an hour and a half by public transit. ⭐️ Lifestyle Peaceful with a large trail running through it but also has shopping and restaurants. 🏠 The Housing Market You can find an older-style Tudor home or one of the newer apartment buildings/townhouses being built. 😍 What You’ll Love The Saigeon Trail is a popular walking/biking route through the neighbourhood. History: To trace the roots of Jefferson, Richmond Hill, one needs to go back to the 1830s. That was around the time a family with this namesake first arrived in the area from England and established a general store. By the following decade, the community was referred to as Jefferson. Shopping: A stroll or ride along nearby Yonge Street reveals several other nearby plazas to browse, including Upper Yonge Place with more than 50 retail outlets. You can find popular chain stores such as Sobey’s, Farm Boy, and Canadian Tire close by as well. If bigger malls are your thing, then you’re in luck. Jefferson is located fairly close to Hillcrest Mall on Yonge Street, which boasts more than 130 businesses. Recreation: There’s no shortage of green space in the Jefferson neighbourhood. Families can visit the William Neal Community Park on Tower Hill Road, complete with a playground, splash pad, and a shade shelter to escape the summer heat. There’s also the French Royalist Park on Rollinghill Road with a playground. #jefferson #jeffersonrichmondhill #neighbourhoodspotlight #richmondhill #marycoughlan Source: wahi.com

A very interesting read about the urban planning evolution to mixed-use zoning. "In many ways, the push to return small-scale #retail to #residential #zones is a variant of the pro-housing #zoning reforms that states and cities have pursued in recent years. Several #metros have struck down #landuse #laws mandating single-family #homes, encouraging #builders to add low-rise “missing middle ” housing types like #duplexes and #townhomes to residential #neighborhoods."

You all liked my last development case study, so here's what one developer is doing to revitalize a shopping mall in the Dulles / Washington DC area. Dulles Town Center - Build 1,000 residential units in the outer ring parcels - Shopping Mall becomes live, work, play building (or torn down) - Still keeping the parking due to current zoning. I'd imagine these become construction grounds and eventually a combo of parking garages + first floor retail + residential This is an interesting way to tackle the decaying shopping mall problem/opportunity in our suburbs while increasing the value of the land under the mall. The study showed that Walnut and Chestnut Streets used to draw on 60 percent to 70 percent of visitors coming from a 2,500-square-mile radius around Center City. In 2024, that area has shrunk to 970 square miles. To read the full article, head to: https://lnkd.in/efZPmxVE For more Mid-Atlantic commercial real estate news, follow us on LinkedIn. Enabling healthy and active people, places and communities, primarily through walking and cycling for sport, recreation and transport
“It’s hardly a new idea: Up until the middle of the 20th century, urban neighborhoods typically displayed a mix of uses... Houses were interlaced with corner groceries, basement bars and storefronts offering a range of goods and services… That approach ended with the postwar emergence of strict zoning codes and car-centric planning, which steered commercial activity to shopping strips and centers”. “Planners around the country (US) are learning more and more the background of zoning — its extreme limitations, extreme exclusion and how zoning doesn’t really deliver the communities we want to live in. Communities happen organically; communities happen because of flexibility” ~ Joel Dock, Metro office of planning, Louisville, Kentucky. “The University of Louisville’s Urban Design Studio is mapping the locations and conditions of the city’s historic corner stores, with a goal of assessing options for their rehabilitation as anchors for neighborhood revitalization and sites for launching new businesses”. “People living in cities want local stores and services they can walk to” ~ Spencer Gardner, Spokane’s director of planning. Commercial activity within residential neighbourhoods is a win for sustainability, quality of life, community cohesion and social fabric, physical and mental health, and the local economy.
