If you are thinking about becoming a real estate agent or are a new agent now feeling lost, you need to read this post in its entirety. This was posted last week from an agent in Houston, Texas, but is a story we hear constantly. Most brokerages will tell you they have a training program. We've had agents transfer who said they were given a book when licensed and left to read and figure out what to do. Training is one of our top priorities and we cannot stress that enough. One of the greatest reasons our two brokers, Grant and Bix Sluss, do not sell real estate and compete with our agents, l is to focus on training and answering questions from team. And then, to take that a giant step further, nearly two years ago, we hired the most amazing training and development coordinator, Amie Siemens - an insanely-talented licensed agent of 18 years who spent the majority of her career training agents at the #1 brokerage in Cheyenne, Wyoming - who's sole job here is to train and help our agents. Yet a THIRD full-time individual to make sure our agents are the most well-trained professionals in the industry. YES, we customize the program to meet the needs of our individual agents. The biggest MISTAKE a real estate team leader can make is building a giant team in the WRONG model. Let me explain: Building a real estate team takes tons of energy, effort, training, money, and time. There always comes a point in an agents career where they realize they have been trained good enough where the value of the team has likely decreased. The second the value of the team decreases, the first thing that agent will think about is their split (Money). Unless you are constantly wanting to train agents, have them get good at selling, then leave your team within a couple of years becoming your competition, consider this! There is ANOTHER WAY! Build your real estate team within a model like EXP so the company incentives you to help other agents get good at selling homes. Regardless if they stay on your team forever or not, if they stay with EXP you will always be paid off their production along with anyone else they bring into their personal downline. PROPERTY MANAGEMENT COMPANIES How do you choose them to manage your properties? Well let’s start with a story In the beginning of the year, we were working on a property in TX So, we quickly looked for a property manager in the market We were recommended several and we interviewed three of them However, one of my partners had a relationship with one of them already as they manage a property for him I did not hear too many good stories about them but my partner swore he never had a problem with them. So, we decided to tag along as they’re already work together These people never showed to meeting on time They will say one thing and do another When my team and I reviewed the expenses with them they told us one thing When my partner was present they quickly took back what they previously told us to add in our underwriting When I said it was messy and frustrating Fortunately, we had someone in the area who could fact check them and we brought them in early and realized they were not a great fit for us Property management companies must have ✅ INTEGRITY ✅ TRANSPARENCY ✅ Know the MARKET ✅ Great RELATIONSHIPS in the location ✅ EXPERIENCE with the property CLASS ✅ CARE for the tenants ✅ Be a COMMUNITY builder ✅ Outstanding REPUTATION What do you look in a property management company? Let's talk about two hires that every property management business owner absolutely needs. 1. An assistant. You need a really good VA or executive assistant, somebody who just takes things off your plate. Usually, that person alone can double your capacity and your efficiency in getting stuff done. My assistant handles my emails, makes phone calls, helps me with getting appointments scheduled, etc. They helped me make things work and it takes a lot off of my plate. I believe every business owner should have their own assistant. That's the first person that you should hire. 2. Operator/COO. You need a really good operations manager. They'll help make sure you have processes documented. They will help make sure that you have job descriptions to create clarity for your team. They will help make sure that they run your planning meetings. This person makes it so that your business is infinitely scalable and can grow rapidly without constraint. If we were to add a third key person for most business owners, it would be a salesperson or BDM. A lot of entrepreneurs tend to enjoy sales, but eventually, you will need more than just you alone doing sales. If you have these key team members, your life's going to get infinitely easier in your company. You can then just focus on the pieces that you want to.
