The Money or the house? Part 1 If I won the 5 houses on the TV show “The Block”, this is what I would do. I’m one of thousands of people that purchased tickets in Adrian Portelli’s raffle to either take ownership of the 5 houses or take $8.0 million. What’s at stake for the winner is actually the $8.0 m. Is the resort worth less or more than this amount? Let’s put our property developers hat on. If it’s worth more, don’t take the money. Hire a great Architect and this is the brief. Remove all the common area amenities, pool, tennis courts, bbq area, cinemas etc and add another 3-4 houses. The only common area o would want to see is the road into the “resort”, public lighting, water and landscaping. Thats it. Keep the owners Corp fees low. If you think future occupants care going to maintain the common area facilities built by the “The Block” Tv series then I’ve got a flying pig to sell you. Once development approval is given. These are the options: 1. Sell the entire lot individually 2. Sell only the land portion you obtained development approval for. 3. Build the extra houses. 4. Sell everything except one home realise the $8.0 million Adrian was offering in his raffle and you have the cash and the houses. So much more to say, remember always see the invisible

I've been thinking about this for years - Retail is changing, there is tremendous potential to target those antiquated suburban-style shopping centers into vibrant mixed-use centers with housing, local shops, and other community-serving uses. (there so few retailers that are going to reoccupy abandoned 40-80k commercial spaces). Zoning-wise, we should not have Commercial Districts, moreover, they should be Mixed-Use zones (to accommodate needs and opportunities) - let's breakdown regulatory barriers to support revitalization. https://lnkd.in/giPapAqm

The Chiswick site, purchased for £5.5 million, will feature 90,000 square feet of lettable space and 3,500 square feet of creative workspace, including music studios. Following the opening of its first store in Kings Cross, this is the second stage of Hold’s plan to establish five London locations by 2025.
