ATTENTION MULTIFAMILY OWNERS...I COME IN PEACE. Brokers have been stereotyped as hungry & aggressive people who only want to get you to sell your property. Honestly, that was 100% me during my first 1-2 years. If you received a call from me like that in 2016-2017...I am sorry, here is my apology. I wouldn't have returned my call either. We learn "how to overcome objections" and other prehistoric sales maneuvers so we can pivot as soon as we start to hear "no" or "not right now" or anything other than yes. As soon as I stopped thinking of myself as a transactional broker, but as a helper, doors opened and people started engaging and deals started to close. Rather than overcoming objections, I listened and found opportunities to add value to either their life or their portfolio. I actually want people to answer the phone when I call so we can discuss data, trends, wine, the economy, and if time permits...their portfolio. I listen more. Ask better questions. Share more relevant data. I HELP. As soon as I stopped focusing on the transaction...I did more transactions... Who Knew?

In my latest blog article, I explore the critical decision-making involved in commercial real estate, emphasizing that this choice significantly impacts a company's future. I stress the importance of selecting a commercial realtor who is not only competent but also trustworthy, as the right guidance in the commercial real estate market is crucial. Warren Buffet once said, “…in looking for people to hire, you look for three qualities: integrity, intelligence, and energy. And if you don’t have the first, the other two will kill you. You think about it; it’s true. If you hire somebody without [integrity], you really want them to be dumb and lazy.” I believe the key qualities to seek in a real estate agent are: ● competence, ● strong relationship-building skills, ● responsiveness, ● helpfulness, ● and above all: INTEGRITY. These traits ensure that a realtor will prioritize a client's long-term business objectives and can reliably navigate the fast-paced property market. Conversely, I caution against five pitfalls when choosing a commercial realtor: prioritizing quick deals over client value, poor industry relationships, large firms that may overlook smaller businesses, lack of communication, and part-time brokers. I took this picture after purchasing my first multifamily property and specifically for my Mom. I was 26 at the time and working for a development company based in New Orleans. I understood the nuances of underwriting, entitlement/renovation processes, and property management, but never executed these alone. This purchase was a first rep in refining my process and ultimately got me started in the real estate investment space. "Refining my process" just meant: validating projected rents based on signed leases, comparing holding/renovation costs to estimates, leveraging marketing channels to better attract our target tenants, and implementing management processes to automate applications/rent collection/maintenance requests. As importantly, it laid the foundation for my local network. We spliced through referrals for contractors, attorneys, and insurance brokers before choosing the team we'd go to battle with (this required countless phone calls, in-person meetings, previous client referrals, you name it). Real estate is a game of details and we matched our needs with people who were meticulous, on-time, and did things the right way. That same team is involved in the operations of our portfolio of 4 multifamily properties today and has allowed me to take on more extensive projects over time. You can't have every answer to each problem but you can empower experts in each niche and leverage them to mitigate pain points and ensure you're moving in the right direction. We ended up beating projections and the property has continued to perform strongly since the day that nervous me signed those loan docs. A scary step at the time but one I'll always be grateful for.

How do you negotiate? Remember when Nobody cared about Multifamily real estate? There was a time you could go on the MLS and find decent opportunities. Some properties would typically “sit” on the market for several months. Well, it’s been competitive in this space for a while now! A good deal is like a “fumble” on the football field. Recently, a potential opportunity hit the market. Most of my success over the years was SPEED. I’d book a showing and if it was a good deal: lock down a contract before anyone else knows it existed! Unfortunately, brokers intentionally “slow walk” the showing process to create as much interest as possible. Here is how I got the contract. - Show up quickly - Professionally ask for a showing and the property information - Follow up for a showing time because the first request didn’t happen - Ask good questions during the showing - Discuss your recent activity in the market to show credibility - Explain why the deal doesn’t work past your top offer price If you are a Broker on a listed property and you want the deal!
