Vision 2028: Our Path to $400M AUM Our portfolio holds over 200 multifamily units with $100M under management. By 2028, we aim to expand by adding 400 units and reaching $400M. Here's our plan: Strategy We focus on Connecting Communities by developing affordable, high-quality projects. Tailoring customized solutions for each community, we create long-term value to boost community and investor returns. Market We analyze factors like population growth, supply constraints, and economic diversification. We're bullish on the Greater LA area, especially with the unique outlook to come with the 2028 LA Olympics. Acquisition Our acquisitions team is split into 2 divisions. The on-market team builds relationships with brokers, while the off-market team connects with property owners, targeting assets often overlooked by brokers. Relationships Our strength lies in building and maintaining relationships. By engaging with owners, brokers, and the community, we secure prime deals and ensure our projects align with community needs. Connecting the Verticals Our integrated services and collaborative approach create real estate efficiency. Effective asset and property management, efficient construction practices, and regular financial monitoring ensure smooth operations and robust cash flow.

Recently, we held a private learning event for investors where we discussed How to Vet A Real Estate Syndication Sponsor. Our Founder Yohannes Cramlet and fellow Sponsors Zach Haptonstall, MBA, and Danny Flores posed for a brief photo opportunity. Each group having already taken advantage of the opportunities in 2024 by closing on new multifamily opportunities in Q1 of this year. Ok, what did we learn! 1. Strong Management Team: Great sponsors are full time Real Estate Professionals.....managing investors hard earned capital is not a side hustle. 2. Focused Business Plan: They have executed their business strategy many times and are disciplined. Our strategy is value-add multifamily which we have executed (8) properties in 5 states. We do not do car washes. 3. Vertical Integration: In house construction management and or property management eliminates risk associated with sub-contractors and puts greater accountability on the team. 4. Communication: Frequent and accurate communication as well as accessibility; ie monthly detailed reporting and quarterly zoom calls. 5. Track Record: Successful Acquisitions and Exits. The best feedback you can receive from a passive investor on a successful exit: “I wish I invested more.” Our team has had many successful exits in the real estate industry. An exit is when you sell a property or a portfolio of properties. A successful exit is when you provide returns at or above the initial projections. Don't let the news fool you—there are successful projects happening every day if the asset was acquired at the right price, in the right location, and managed by the right team. Passive investors are investing their hard-earned money into our projects, and they deserve the highest return possible. When an investor is pleased with their return on capital, it is evidence that FORT + HOME is on the right track. It takes years for investors to trust a sponsor. A track record takes years to build and is established over time with multiple successful exits.
