What really happens in Gurgaon projects promoted by so-called channel partners, check before you invest. 1. Assured Returns Issues: Investors were initially promised Ponzi Assured Returns until possession. However, many have faced delays or complete discontinuation of these returns, leaving them in financial strain. 2. Changes in Commitments: Post-agreement, changes in important terms like carpet areas and rental returns have led to a significant mismatch between what was sold and what was delivered. 3. Notional Possession, No Physical Possession: Investors have been handed notional possession, while physical possession remains delayed by years. This prevents investors from utilizing or leasing their properties as anticipated, contributing to mounting losses. 4. Misuse of Leasing Rights: AIPL retained control of leasing, but the outcome has been disastrous. Four years later, the food court is being leased on net revenue-sharing models or at shockingly low rates, such as Rs. 30 per square foot. This has devalued investor properties and cut expected rental income. Just after one month of this we came to know that this 3rd lease agreement is cancelled like the previous ones, Now they have signed a 4th leasing agreement with some gym brand and converting the food court into an open space for the gym brand which is offering very low rental. 5. Leasing Non-Performance: High expectations of premium tenants and rental income have been shattered. Leasing performance has been far below market expectations, reducing returns and leaving investors struggling. 6. Unreasonable Maintenance Charges: In non-AC properties, AIPL is imposing exorbitant maintenance charges of Rs. 18 per square ft without taking approval from property owners. 7. Lack of Exit Options: Investors have found it nearly impossible to exit AIPL projects without incurring major financial losses. The only option left for many is to book losses and move on, as AIPL provides no feasible alternatives for recovery. 8. Disregard for Legal Rulings: Even when legal decisions favor the investors, AIPL has often failed to honor them ( Many RERA cases having judgements in favor of property owners have not yet been honored, disregarding the rights of the property owners and exacerbating their financial woes. AIPL should swiftly resolve the issues of customers. 9. Bi-Party Agreement: These kind of agreements between brand and the builder leave less scope of transparency. The result has been a severe depreciation of property values rather than the appreciation promised during sales pitches.
