Credit enhancements are the holy grail of healthcare real estate investing. It's pretty simple, buy a building leased to a small operator and if their business gets acquired gain a building leased to a large operator. Consolidation in the healthcare space is everywhere, and with it comes the opportunity for these types of credit enhancements. Example: A client of ours acquired a building leased to a physician group for an 8 cap. A few years later the practice got bought by a local health system with investment grade credit. They immediately flipped out of the real estate at a 6 cap for about a $5M gain. No development risk, no lease up risk, no high octane debt.
