I came across this article through Cheryl Hill, and it really struck a chord with me. Having worked at ST MARY'S HOSPITAL PADDINGTON, I’ve seen firsthand how challenging it is to deliver top-tier care in facilities that are long overdue for investment and modernisation. The news that hospital building projects—like St Mary’s—are being delayed until as late as 2039 is deeply concerning. Outdated infrastructure not only impacts patient safety but also takes a toll on the incredible staff who work tirelessly despite these challenges. While there’s no doubt that rebuilding our NHS estate is a massive undertaking, we can’t afford for these promises to fall by the wayside again. NHS diagnostic centre project breaks ground in Slough. Frimley Health NHS Foundation Trust has commenced construction on a £25m community diagnostic centre at the Upton Hospital site. Scheduled for completion by Christmas 2025, the centre will provide up to 150,000 additional diagnostic tests annually, operating seven days a week 12 hours per day. “The biggest issue we find in the NHS is firefighting. A lack of funding has completely understandably led having to deal with immediate backlog maintenance issues, without stepping back to see the bigger picture (e.g. NHS decarbonisation by 2040). "We see buildings that are not fit for purpose, unable to provide adequate bed space or services, while administration areas are underutilised following work from home trends post-pandemic – we have been addressing these at multiple hospitals across the UK with recent success at Queens Square University College London Hospitals. We see patients unable to easily access care in their local area – as we have tried to tackle this with the introduction of Community Diagnostic Centres," explains Steve Umbers, our Director and Healthcare specialist at CPW. The UK government’s 2024 budget, announced in October, has set the tone for addressing key national priorities, including supporting the #NHS, building better schools, and tackling the housing crisis. A host of hospital building projects in England are being delayed with some having to wait up to 14 years before work starts, the government says. Health Secretary Wes Streeting said the plans - which formed part of a 2019 election promise by the Conservatives for 40 new hospitals by 2030 - were not affordable. Streeting said: "The programme we inherited was unfunded and undeliverable. "Not a single new hospital was built in the past five years, and there was no credible funding plan to build forty in the next five years. "Today we are setting out an honest, funded, and deliverable programme to rebuild our NHS." The Hill-Burton program, formally known as the Hospital Survey and Construction Act, was a pivotal turning point in the advancement of rural healthcare in the United States. Signed into law in 1946, this legislation transformed the landscape of rural health by providing crucial construction grants and loans for building healthcare facilities in communities that previously lacked them. Enabling the construction of nearly one-third of U.S. hospitals by 1975, the Hill-Burton program brought essential medical services to the doorsteps of many rural communities, enhancing healthcare accessibility significantly. Even after its direct funding ended, the legacy of the Hill-Burton program continued. Now, with over 1300 Critical Access Hospitals currently active in the United States, many have reached the turning point for them to be replaced, expanded, or updated in order to continue serving their rural communities. In 2022 Stroudwater Capital Partners - Rural Healthcare and Stroudwater Associates released the 2022 Rural Hospital Replacement Facility Study considering data from all Critical Access Hospitals replaced between 2000-2019 and in fall of 2025 the updated study will be released extending the data from 2000-2023. In 2025, long-stay hospitals are no longer acceptable. Why? Because we can build the right home for anyone, no matter how complex their needs are. But it is easy to become stuck trying to figure out what to do when: "The risks are too high" "We don't have the right providers" "The person's needs are too complex" "The local housing market is too expensive" These issues won't go away, but neither will the fact that every person living in long-stay hospital, still needs a place to call home. If we do not act, the human cost is significant: ❌ Increased institutionalisation ❌ Deteriorating independence skills ❌ Weakening community connections And then there is the rising NHS expenditure on inappropriate care. Doing nothing is not an option, even if you do not have all the answers. As long as we have these 4 essential things, a solution is possible: ✅ A commissioner who will support the project and work in partnership every step of the way. ✅ A care provider with the infrastructure, specialist training and dedicated care team to support someone, even when things get difficult. ✅ A housing benefit team who understands why we are trying give people homes instead of hospitals. And knows that rents cannot compare to market equivalent because of the levels of adaptations required. ✅ A nominations and voids agreement to ensure that the property will remain available for the individual, even if they have to return to hospital for a short-period of time.
