I'm excited to announce the most recent ground-breaking advancement in our thriving Somerset West neighbourhood🏢: A radical renovation is underway at the Vergelegen Plein Shopping Centre, which will undoubtedly improve Somerset West! This construction is expected to bring our town's retail scene to unprecedented heights. FLOREAT FORUM DEVELOPMENT PROPOSAL As a Floreat resident for over 30 years, I find APIL's development proposal to be, at best, deceitful. Dressed up as a Precinct Structure Plan, it is full of meaningless word salads such as: "Buildings will reflect local character through integration of meaningful interpretation which utilises materials and landscaping in a sensitive manner." What does that actually mean? If the buildings were truly to reflect local character, then they would not be 10 storeys high - or the 20 storeys in APIL's original plan. All of the blurb produced by APIL suggests that this plan is what the community have been waiting for with baited breath and that we are all rejoicing while holding hands and singing kumbaya around a wonderfully integrated community hub. Far from it. APIL's original plan was rejected by the council in May 2024: "... .. .. it did not meet the requirements for a PSP under the Planning and Development (Local Planning Scheme) Regulations 2015 and was not consistent with the Town’s Local Planning Strategy 2021." Not one of the retail unit owners to whom I have spoken have any support for this. Their comments are unanimous in declaring the Forum managers and owners as being out of touch and disinterested. Far from being a plan with a primary aim to provide better community facilities integrated with a garden environment, this is a naked land grab with the single intention of cramming in as many apartments as possible. To say nothing of the plan apparently requiring the compulsory change to the adjacent block of domestic housing - required, apparently, to provide "a transition to residential housing". In other words, allowing three storey plus buildings where there is currently mainly single storey and some two storey houses, so that the step change from massive towers to surrounding housing is masked. This plan smashes the current nature of Floreat as a garden suburb. It is totally out of keeping with the suburb and, as far as I can tell, has generated much community anger. I am amused that the folk "liking" APIL's post are all from the property development industry. Quelle surprise! 😱

The kerb of our streets is the often-forgotten public space that has the potential to transform streets into places of enhanced economic, social and cultural activity. Rethinking our kerbs is good for business and communities. For example, using a car parking space for a bike parking corral or a dining parklet can generate about 80% more expenditure than the average 1.2 people that would be using it as a car parking space. It’s all about using space more efficiently and in a way that will attract more people. Urbis Director Alison Lee together with Dr Amelia Thorpe from UNSW developed a spectrum of parklet uses for the Committee for Sydney’s Everyday Culture Report. The report recommends a streamlining of approval approaches and establishing a policy context in which these parking-spaces sized opportunities for culture can thrive. The Inner West of Annandale is facing a classic problem of many Sydney suburbs - lack of density to accommodate the next generation and lack of downsizing options for the existing population and "essential workers" looking for easy access to their jobs with excellent public transport options. Unfortunately, Annandale has priced out the more significant majority of the younger generations, with the median price for a single detached dwelling of $2.2m and a median price of $1.2m for a unit demographic that will appreciate the excellent cafes in the area. As a family that once owned 10-row dwellings in Annandale for decades, we had a family policy of careful tenant selection and rentals up to 20% below market rates. This limited maintenance costs and reduced vacancy factors as tenants treated these dwellings as long-term residences. We only sold them because a realignment was necessary in the family estate. Interestingly, a large percentage of the population of Annandale are "Baby Boomers" stranded in this suburb because of the lack of affordable residential-grade midrise apartments that allow them to sell their family home in a suburb they love and have a "nest egg" amount of funds for their future security. As a place maker with a "Social Responsibility," we have been doing "Heritage Overlays" in our previous inner-city high-quality medium and midrise apartments in the City of Adelaide and North Adelaide over the last 50 years before the term Heritage Overlays was invented.
