In case you missed it, Governor Hochul announced earlier this month the new 485x tax incentive for affordable housing in the Fiscal Year 2025 New York State Budget. This ten-year program builds on the now-expired 421a incentive program, providing benefits for housing construction while encouraging affordability and delivering strengthened wage standards. #affordablehousing #housingcrisis #multifamilyhousing

Thank you NMHC President Sharon Wilson Geno for this spot-on response to President Biden's comments regarding housing policy in the US. I'd like to highlight this passage for emphasis. The election year rhetoric in the President’s speech implying that the nation’s housing providers are at fault for our housing affordability crisis is unfounded. Our current situation has been years in the making and the result of decades of failed government policy. Even the progressive Urban Institute in its recent article “Place the Blame Where It Belongs” states, “The only solution to the [housing] supply shortage is more supply. The U.S. needs coherent federal policy to produce this.” If you read the Urban Institute article that's referenced above, you would see that the two sentances that preceed this quote are even more direct as it relates to multi-family owners, operators and developers. It says: "The rise of the institutional single-family rental operator does not change the supply-demand balance. Developers who build high-end housing are not driving up home prices; they are creating additional units, which allows for filtering". Bravo

In Middlesbrough, local leaders are stepping up efforts to address over 2,000 empty and derelict homes. Council chiefs are expanding their use of enforcement powers to target the most problematic properties, urging landlords to take action. In some cases, this could involve forcing sales or recovering £5.5 million in unpaid council tax.
