Our portfolio solutions group has advised many large organizations in both the healthcare industry and in corporate office environments over the last 20 years. When speaking with people and organizations around the country, I often get asked about how medical space has fared compared to traditional office space since the pandemic. The answer may not be surprising - Medical office has not experienced nearly the same pressure as traditional office space. In fact, medical office occupancy continues to rise as demand increases for more outpatient access points, coupled with a moderate construction environment. Markets such as Washington DC and Miami are seeing the most development relative to their current inventory, and the increase in occupancy is largely attributed to increased demand in outpatient settings. Outpatient volume is forecasted to accelerate across all markets in the US, with the Sun Belt geographies leading most others.
