We're in the market with a client to lease 150,000-200,000 SF manufacturing building in the Inland Empire. Availability of electricity service is paramount. We'll need 3,000 amps minimum with the ability to increase it to 4,000 amps and are currently touring properties. As you know, expanding electrical service can be tough. It costs a lot to do the work itself depending on where the service comes to the property versus where the power needs to be distributed to, but often more challenging then that is that you are dealing with a public utility which is out of your control. Do they have enough people, do they have a project backlog, is additional public infrastructure necessary, do they think you actually need it, do they have it available to give?
