Very exciting announcement 🎉 I’ve landed my first large acquisition! 🔷 Sumit Kovoor 🔷 and I met right before the start of the new year. We met through an awesome in person mastermind as well. Thank you UNBLINDED! We had consistent conversations and realized that we both had complimentary skillsets in the world of real estate. With that said, we recently closed on this property below! A 69 unit portfolio in Boardman, Ohio for $3M. 🏢 Most of the major components of the property were already completed/renovated by the seller (roof and parking lot for example). Additionally, there was already a relationship with the seller. It made negotiation a bit easier! We were also able to get the price down from $3.2 during due diligence. This was a 506(B) syndication, which means we were not able to market it publicly and had to raise money through pre existing relationships.👍 There will be future deals that are 506(C) where we can market it publicly. Big rate moves like we're seeing this morning (+11bps on the 10 year UST to ~4.5%) only add to buyer hesitancy in this real estate market. Blackstone is assuming the debt (low 4%) in their purchase of AIR Communities. The low in-place rate gives them positive cash flow on their 5-cap purchase. Similarly, we're assuming a loan at 4.15% and purchasing above a 5-cap for our latest acquisition in Dallas. It's always nice when our metrics get validated by bigger shops.
