Millions of renters face a brutal truth this summer: their apartments might not be cool enough to keep them safe. This puts low-income households and communities of color at a disadvantage, exposing them to higher risks of heat-related health issues. The disparity creates a critical gap in ensuring safe and healthy living conditions for all renters. Thankfully, the Inflation Reduction Act offers a potential path forward by investing in clean energy solutions and improving home energy efficiency. This could be a significant step towards bridging the gap in tenant protections and promoting energy security for vulnerable communities. Read on: https://bit.ly/3xCeno2

Just as important: getting private equity vultures out of residential real estate. Congress should enact a law requiring all corporate entities to divest such holdings at a price capped at a reasonable amount above the purchase price.

Is 'affordable housing' actually affordable? Most of the trade-offs lower-income households make to afford their housing costs are not accounted for in the housing affordability measurements used by policy makers. As a result housing can appear affordable even though it is of such poor quality it affects people’s health, is expensive to heat and cool, or it is located far from employment, with higher commuting costs. Our next webinar 'Hidden costs: measuring the real affordability of housing' on Wednesday 9 October will feature guest speakers Adam Crowe, Curtin University and Professor Rob Stokes, Macquarie University. Facilitated by AHURI Research Analyst, Sarah Oberklaid, this webinar will explore factors that should be included when considering what makes a home genuinely affordable. Join us to hear what should be considered in measuring the real affordability of a home. Register now: https://ow.ly/EwQ950TAMZZ #housingaffordability

Do you live in a neighborhood or region that is losing people? Do you have a talent retention or attraction plan? Strategy to incrementally develop your economy so as to continue growing? Given current trends, many more locales will face this challenge soon. And once a downward spiral takes hold, it is hard to reverse. As The Economist writes, "the biggest problem is that, once a place starts shrinking, it can set in motion reinforcing cycles that accelerate the decline. For example, when there is far more housing available than people to fill it, the result tends to be a collapse in the value of homes. If it is severe enough, landlords and even homeowners stop maintaining their properties, because the cost of repairs is higher than the return they will generate. As the resulting blight spreads and neighborhoods begin to feel hollowed out, the incentive to stay is reduced even further. This is what is called a death spiral." Though many countries face this problem, the US is especially vulnerable because of how its government is decentralized.
