The Herald is quick to jump on the Council Housing Crisis of 2024 but they were quite supportive of the entire process that caused it. Rather a long time ago. It's actually REALLY simple. No learned articles, a plethora of stats or stunning insight needed. We're led to believe it's an extremely complex conundrum. It's not. Are you ready? People's Grans bought all the good Council Houses, in the 1980s...all over the UK. We didn't any build new ones. Erm, that's it. Entire sections, of vast Cities, removed from the Council Housing Stock, forever. Papering over the cracks and suggesting that Housing Associations are a great thing, as a result of this, doesn't get away from the fact that, if you're a young, single, fit male, in Edinburgh, the waiting list, for your own Council House is... 100 years. They won't EVER tell you, or admit this. There's a rather 'sexy' name thought up/deflecting the truth, for the 'Local Authority' Houses you get now, because you can't get a Council House, as they sold off all the decent ones, usually at a 75% Discount. You'd have been bonkers not to buy your Gran's House. It was the best Financial Deal of most people's life. In the Edinburgh Local Authority landscape, it's called called 'Private Sector Leasing'. Of course, there's an acronym for this to make it sound impressive: PSL. You go through a 'middle man', an Agent, which further inflates the cost. It's the same in most places. It means, the Council actually has to rent them, from a Private Landlord. In the majority of cases, if it's in any way decent, it's probably one of them you're offered, particularly in somewhere like Edinburgh. As you might imagine, it costs rather a lot for Councils to do this and as Councils sold off all their Houses, they also have no 'collateral' to borrow against and frequently go bust. They DID make a lot of money then, but it's now caught up with them. They're skint. It's nothing to do with Housing Developers.

If zoning changes are not the solution for creating #affordablehousing, but location and #newconstruction are still the preference for buyers, then the solution just may be in the cost of building itself. 93 Trinity St. is being reimagined as The Builders Block, a 382-residential plan that conserves and converts the shuttered historic seven-acre Krug factory property into a multi-resident neighbourhood, complete with a set of complementary townhomes, and residential apartments including a 10-storey feature, catering to young professionals, tradespeople, families, and downsizing retirees in the Perth County market. Our goal at The Builders Block is to create a community that integrates thoughtfully with its surroundings, efficiently uses existing infrastructure, and couples underground with surface parking to minimize vehicle footprints. Importantly, our plan repurposes existing infrastructure to provide new homes in Stratford that help to preserve Perth County's agricultural lands and farming heritage—a small but meaningful role in sustaining the area's rural character.
