The #flighttoquality series returns! Take a look at Downtown Detroit's Capitol Park. This is now a beautiful public space with a great roster of retail and office tenants. Lo and behold, quality buildings attract quality tenants... Capitol Park up to about maybe eight years ago was a tough part of town, and that's being polite. I keep things pretty family friendly on these posts, so let's just say the atmosphere here was anything but family friendly. Think of NYC's Times Square in the 1970s. The sites, the sounds, and the smells got pretty rough in a big hurry. Today, we have upmarket apartments built by Broder Sachse Real Estate and a few others. Class A tenants like PEA Group, Rehmann, District by Design, and Gensler are in the neighborhood. Also, the food here is top notch: Dessert Oasis, Cannelle, Layla, La Lanterna, and Prime & Proper cover all the bases—from coffee to steaks. Walking through this area in 2012, it would be impossible to imagine what's been accomplished now. Capitol Park demonstrates in no uncertain terms that the flight to quality dynamic only works when there's quality places to go. Property Development News Around San Diego: Two new developments are coming to the downtown San Diego area, both by Holland Partners. The first is a 34-story high rise located on the corner of Front & A Street. The project will have 450 Apartments, including 19 affordable units. There will be 8 levels of parking, with 60 electric vehicle charging stations, and about 50,000 sq ft of retail space. The second project is nearing completion. It's called The West, and is located on Broadway. This project is a mixed use project that has 275,000 sq ft of office space, of which SANDAG just committed to 87,000 sq ft of space long term. It will also have 431 apartments. Incidentally, Holland Partners is the group that won a bid to redo a couple of parcels in the courthouse complex too. Just walked up Seventh Avenue from my apartment in Chelsea to board a train at Penn Station and wow, has the commuter experience improved tremendously. The plaza has been renovated and expanded, lessening congestion. New retail is opening. There is more security present. From an office perspective, with the lowest amount of new development coming online in recent history and much of Manhattan’s existing new construction filled, Penn 2, a 1.6M sq. ft. building that has been redeveloped with a new facade, rooftop park and more, feels poised to capitalize on the desire of companies to be in modern buildings near mass transit. And the more that companies move to the Penn District, the better the area will become. There are many reasons to be bullish on Penn Station in today’s market. It took years to get to this point, but it feels like the tide is changing for the area. #commercialrealestate #realestate #officespace #pennstation
