Los Angeles is facing an unprecedented need for affordable housing, and we believe that meaningful change starts with action. That’s why we started HVN Development—to be part of the solution by creating housing that enhances quality of life, supports sustainability, and meets the diverse needs of our communities. Here are some of the modern approaches we’re championing at HVN Development: 🏨 Adaptive Reuse of Existing Structures: Converting underutilized commercial spaces into residential units not only addresses housing demand but also revitalizes neighborhoods. 🏫 Public-Private Partnerships: Through collaboration with local governments and organizations, we’re unlocking opportunities to make affordable housing a reality, from streamlined approvals to innovative funding models. 🏙 Mixed-Income Communities: We believe that integrating affordable housing within market-rate projects creates vibrant, inclusive neighborhoods with access to better amenities and opportunities. Last night, I was invited to a Salon Series hosted by The Real Deal where Majora Carter, renowned urban revitalization strategist and founder of Sustainable South Bronx, spoke and shared her insights on affordable housing. Her perspective on community development comes at a pivotal moment, as NYC just approved the groundbreaking "City of Yes" zoning plan; the plan introduces two key changes that will reshape our city's housing landscape: The Universal Affordability Preference introduces a 20% FAR increase across most districts, allowing for additional stories and enhanced bonuses in R6/R7 districts. This represents a significant step toward addressing our city's housing needs. Perhaps most innovatively, the plan eliminates parking requirements within half a mile of subway stations - a forward-thinking move that not only reduces construction costs but amplifies our commitment to transit-oriented development. #UrbanPlanning #AffordableHousing #NYCRealEstate #SustainableDevelopment #CityOfYes
