The inaugural ARL roundtable in collaboration with REVO On Tuesday, 15th October, the ARL will host its inaugural roundtable event in collaboration with REVO. This special event from the ARL (The Association for Rental Living) together with Revo - Retail. Property. Community., the professional body and membership organisation serving the retail property and placemaking industry in the UK, demonstrates the ARL’s commitment to working in collaboration with other property sectors to share knowledge and expertise to the betterment of BTR. The invitation-only roundtable will bring together some of the industry’s leading developers to discuss and share approaches to regeneration and repurposing, with a focus on residential. It will explore a number of themes including what BTR can learn from retail around better understanding consumer behaviour, asset management, improvement and diversification, how developers/investors view residential within their portfolios, whether oversupply of retail space is part of the answer to the lack of supply and views on the next 5 years. We’re delighted to announce that we recently advised the UK real estate investment and management platform, Praxis, on their acquisition of more than 60 acres of Kings Hill town centre in Kent. Built on the 650-acre site of the former RAF West Malling airfield, Kings Hill is a celebrated mixed-use development. Set within landscaped parkland, it hosts over 50 businesses, including the UK headquarters of Rolex, more than 3,200 homes, three schools, and approximately 200,000 square feet of retail and leisure facilities. The acquired site adds almost half a million sq ft of mixed-use commercial space to Praxis’ growing UK portfolio. With entertainment from beatboxing legends @Duke and award-winning comedian Sindhu Vee, 20 winners were crowned as EG celebrated the successes and positive contribution of real estate over the past 12 months. 🏠 L&Q is seeking a buyer for its private rented sector business, and is hoping to achieve a £1.2bn price target as it continues to focus on investment into existing and new social homes. L&Q’s PRS homes are managed by its wholly owned subsidiary Metra Living. It manages a portfolio of 3,147 homes across 53 schemes in Greater London, the majority of which were built within the last 10 years. The proposed sale will include the transfer of Metra Living’s existing operational platform and team. 🚂 Online train ticket seller Trainline is wrapping up a deal for a new, larger London office in Midtown ahead of a lease break in 2026 at its current home in Holborn. The company is under offer to take the second, third and fourth floors at Ivanhoé Cambridge and CO-⁠RE London’s Stonecutter Court at 1 Stonecutter Street totalling around 61,500 sq ft. 🗞 There’s also news on M&G Real Estate’s planned sale of the Medway Valley Leisure Park in Kent; Workspace Group’s vacating larger tenants; and Home REIT’s confirmation of its planned portfolio sale, an EG scoop from earlier this month. Friday afternoon thoughts heading into ACL weekend #2 and the holiday weekend -- 1) In our conversations with prominent national tenant rep brokers, Nicole Wimberly and I are hearing a subtle shift in perceptions of Austin. Many of the most desired brands who used to look to at entering Texas with Austin at the top of their list have revised their plans and are wanting to enter Texas through Dallas or Houston first with Austin trailing. Entering Texas through Dallas and Houston was the dominant strategy for many years but we saw a shift with some brands focusing first on Austin starting about 10 years ago. We are hearing that this is now shifting back with many brands saying that the deals they desire are only on offer in Dallas and Houston as Austin just cannot compete with the deal economics they see in the other major Texas metros. 2) Another interesting comment made this week to me was that public safety has become a much more important considering in site selection for many brands. Even brands with the reputation of choosing transitional, edgy real estate are placing this as an important consideration and rejecting deals now that they once would have executed in other cities of the US. As it was told to me, this has become a major issue for many brands. I'll be interested to see how this trend comes to bear in Austin. 3) Overall, for Austin, I think this means we'll see brands become even more risk-averse. Austin already had a reputation as a fairly difficult market to break into with our lack of inventory and lower TI allowances compared to comparable cities. With growth capital for brands becoming more precious, I expect more brands to bypass Austin for the time being for other cities. When they do look at Austin, they will focus on proven areas such as South Congress and The Domain. This reinforces once again Austin's need for a "third place" outside of those two.
